Pros: Ok, so the apartments are really nice looking, especially the large living room if you get a second floor apartment.
Very impressive and visitors always have good things to say. Plus having six pools, tennis and volleyball is very nice.
Rent is reasonable and we received our full deposit back when we left.
We left the place spotless, so it was well deserved!
Cons:
1) Maintenance is slow but adequate when done, mostly because they do not have enough people to service so many apartments. The maintenance guys are nice and competent but clearly overwhelmed and they are given cheap materials to work with. The wooden clothing bar in our walk-in closet was constantly falling down because the cheap plastic supports kept cracking.
2) We had pests. In the last month that we were there we caught three (3) mice and suspect that there were more, we don't know what prompted it since we lived 5 months pest free. (Check behind the stove and plug the gas line hole that leads into the wall with some wire mesh.)
3) The Master Bedroom is ample but the bathroom is small. The other two rooms were very small and uncomfortable, but had a bigger shared hallway bathroom. Probably best suited for kids with twin beds or bunks, but not adults.
4) In the last month we heard of at least three break-ins, but I haven't confirmed the reports and don't know if it was rumor or fact.
5) The gate was constantly out of service (in the open position to allow residents in and out) and for about 3 or 4 months they did not have security guards. Now they have guards and they are on foot and bike patrol, but it seems that with the broken gate almost anyone can get in.
6) My car was towed. The towing company is supposed to place a sticker giving at least 48hrs. notice, which I have seen on other vehicles but not on mine (they claim that they take a picture of the vehicle with the sticker, but you need a laywer and lawsuit to see it). Neither the management company or HOA was any good at getting my money back. Out approx. $280. This is mostly a problem with the HOA and the tow company they use and not so much Vizcaya's management.
Although there are better apartments in the valley I can recommend this place because of the price and location and the fact that they are now run by a new management company called RMI (as of 8/07 more or less). I expect that they will make some basic improvements that should eliminate most of the above mentioned problems.
