Years at this apartment: 2004 - 2004
Nearly all the comments made here we've found to be true. Here are some recent facts from our brief stay:
1. No insulation between units. You can hear normal phone conversations and details about your neighbors you never want to know. Makes it difficult to look them in the eye if you meet them.
2. As many as six unrelated adults, two children and assorted pets living in a two-bedroom unit. They do not follow the parking rules and have not been evicted.
3. Big snow recently and no snow plows. The maintenance dept. only got half of the walks done and none of the plowing, then took New Years day off. Numerous stranded tenants, accidents, collisions and falls on the ice.
4. Soffits under balconies are falling down, exposing the floor joists leading to a potential fire hazard or infestation.
5. Entry doors only 32" wide (illegal in most states). Try getting your furniture upstairs through a 32" doorway and sharp, narrow landing turn.
6. Clubhouse that no one uses, but it makes a grand office/sales area and sure is pretty.
7. Five or six managers in three years.
8. Inadequate water pressure and volume. You'll get used to luke-warm showers or use more deoderant.
9. Management has been nice but ineffective as they can't make a toad into a prince and the owner has not addressed the problems previously reported on this site or by tenant complaints.
10. There are plenty of average or below average quality apartments at 2/3 the cost of these units. There are plenty of upscale apartments with quiet, well-managed operations and competent stable staff in the $1200/mo price range.
We were new to the area and when we mentioned the then below average (now poor)reviews before we rented, we were told those negative comments were probably from a small group of noisy "kids" who didn't pay their rent and were evicted. We asked for a quiet corner and a short term lease just in case. Well if this is the old farts' quiet corner then the rest of the place must be truly intolerable. Perhaps this is why we see a moving truck nearly every day in addtion to vacancies and move-in specials all year round. If this place was truly special the tenants would probably revolt and take the owner to task. Since Reno offers several other superior apartments at reasonable prices we'll just move on and they will wait for the next sucker to walk in the office door and be mesmorized by the decor and the attractive sales staff.
This review was written without malice and reflects our opinions and experiences at Aviana. We follow the rules, are quiet, clean and pay rent on time. We do not recommend this complex to like-minded folks.
