First off, I was PCS'ed here from a different station, have a stable, good income from the feds, and have had no legal troubles with the management (late rent, breach of CC&R, etc.). I have lived in other apartments before.
These apartments are rather beautiful, but the insulation is extremely poor. My neighbor does not turn up his TV, but my other neighbors and I can hear distinct words. Power is a problem, A/C and heating costs are significant. Workmanship is definitely an issue. It would pay to figure out who the building company for Aviana is and not rent anywhere who has had their shoddy construction.
This is a safe neighborhood. I haven't seen any shady characters around here. However, lighting SUCKS if you have to walk the interior corridor to your apartment (I don't since a garage is attached).
Management is not terrible (they got rid of the really stupid person), but need to be reminded to look after tasks. The person who does the maintenance is a good guy who does quality work, but they don't give him enough help.
Parking is good if you have a garage. In the two months I have lived here, I have been blocked from exiting my garage by neighbors who couldn't find a place to park. Getting to work ontime isn't a problem for me, but it is annoying to call the tow company to remove someone's car (and it makes for bad relationships with neighbors). Good luck parking outside; you need a hunting license.
I don't keep animals, but this property allows for pets (nonaggressive species). The management seems to be tolerant about pets.
For the price, I would not rent here again. The noise level will probably ensure that I will break my lease.
