Worst management of all time

This place was TERRIBLE in every way possible. The management was unresponsive, at best. At worst, they were rude, smug, and bitchy. And that's without even bringing up their competence level. It's like Aviana only hires office personnel who are too stupid to work at the Wild Orchid.
I lived here for a year and moved in because I only had a day to find a place to live when I moved from out of state. I would NEVER make that mistake again.
I reported mold to the management and they took 3 days (and several follow up calls) just to come look at it. When they did finally come by, they dismissed the problem and painted over it.
Last summer, all the residents' mailboxes were broken into and it took them MONTHS to fix the problem. Aviana took NO responsibility for the problem. The post office threatened to stop holding mail for the residents because it was taking so long for Aviana to replace the broken mail boxes. Aviana insisted they were "taking care of the problem." For Aviana, "taking care of the problem" means waiting around for several months while pocketing their residents' hard-earned money.
The office bimbos tell you that you are going to live in a "Gated Community." What they don't tell you is that the back gate is broken 90% of the time. I felt like I was living in a a trailer park with a broken fence around it.
All these slime-balls care about is selling more contracts. They will tell you how wonderful Aviana is, but once you are locked in to a lease, they would piss on you with no remorse. I would love to see their retention numbers. My guess is that more than 95% of the people who sign a lease, vacate as soon as their lease is up.
STAY AWAY FROM THIS PLACE!

My unit also had "black mold". Management failed to answer several of my calls. It took over a month for them to respond on the mold issue. Had to tell them I needed the bath caulked to get a response. When the workman saw the mold, he painted over it like it was no problem. The paint was so smelly, I had to air the unit for 2-3 days (in the dead of winter . . . Nevada Energy loves me). Two months ago I found the mailboxes partially taped shut. Aviana told me it was the postman who "forgot" to close the panel. I filed a complaint with USPS and they told me Aviana "owns" the boxes and are responsible for same. Also filed a local Reno PD report. It seems Aviana reported somewhat inaccurate information about the post boxes to the Reno PD. So, if you want a job done right: 1) do it yourself; and, 2) stay away from these apartments. Management looks and acts like junior high. Actually, I've worked with several junior high kids (and most of them were far more responsible by the end of the day).

Exactly! I couldn't wait to leave there! My neighbor would bang on the ceiling everyday and nothing was done. This neighbor sent her boyfriend to threaten me. I called the cops & they came. The cops replied they are there often. The manager and her idiots did nothing.
