Having read some of the reviews I felt obligated to throw in my 2cents.
In my experience the complaints range from 'unfounded' to 'ridiculous' to 'psychotic.'
I think many people have forgotten that this is an apartment complex and if they expect perfection, they should have bought the $600,0000 home at the golf course up the hill.
I suppose i should start by stating I am an employed medical professional who has lived in 7 distinctly different areas in the country. I am no stranger to apartment living/apartment hunting.
I needed to live in the NW because of I wanted this school system, so i can't speak on the other complexes in the city. In the NW this was and continues to be the obvious choice. There are no carports/assigned parking and there are lots of garages under the units. This gives it a real 'neighborhood' feel. The landscaping adds to natural aesthetic, too.
I think that Aviana has the friendliest staff of any complex I've visited or lived. I still stop by to say hello and they are just as friendly as when I was a perspective resident. All three of the ladies live on the premises which speaks volumes. The one repair-man lives here, as well. They responded to my requests for repairs immediately. In fact I scheduled the repair to be done when I wouldn't be home. Both items (one was somewhat tricky) were fixed without delay, or drama, before I returned from work. I wish I knew his name so I can thank him properly.
As far as the costs/deposit/fees goes, you should read the contract because there are no secrets.
Negatives'
The alternate entry way is not operational (alt exit is fine, though) Also, I wish the walls were better insulated for sound. Aside from that, this is the perfect place for me and my fiance and her son. You need to have reasonable expectations with apartments (and everything else) or you will spend your life angry and disappointed.

You also need to weigh your options before deciding to live anywhere. I have lived in the nw at three different complexes: Aviana, Westcreek and Austin Crest. Aviana is the only one I WOULD NOT recommend, for a host of reasons. Thank goodness the judge agreed with this "psychotic" teacher because he threw their case out of court when they tried to charge me an extra $1000 upon move out. He called their charges and overblown and unreasonable, so apparently he did not think my case was ridiculous. Giving an honest opinion does not make anyone angry or disappointed, refusing to accept constructive criticism (from multiple sources, might I add) just makes you stubborn, irrational, and unreasonable. Best of luck to anyone who moves in to Aviana. It's like a coin toss, you might win but then again there is a pretty good chance that you will lose. :)

I will be sure to post immediately if I encounter a problem. I accept that your experience is definitely the other side of the coin from mine, thus far. I did say "in my EXPERIENCE the opinions range from unreasonable... to psychotic" This was offered as my opinion and not a declaration that you are, indeed, dealing with a diagnosable psychosis. However, it cannot be ruled it out, either. The fact that you've presumed I consider you "a psychotic" is deeply paranoid, and if persistent, treatable with a variety of atypical antipsychotics found at your local pharmacy, and well covered by insurance I won't be responding again, because it would be silly to do so. (ps I checked the gate in the back, and it is an exit only, so one of my two complaints is unfounded (perhaps even psychotic)

Hi all, I wanted to make sure that I was clear on my rating. Yes I had a bad experience with the apartment complex, and yes I noted what things went wrong for me... but if you read mine again, you will notice that I said the grounds were very pretty, and they have great detail in the windows etc. I will give credit where it is due. Yes, some of the girls are very nice... like the brunette (I cant think of her name right now) and Brittany however they can be a little ditsy at times... and they are sometimes very unorganized. Just because the girls live on the premises does not mean that it is a great place to live, They get a HUGE deal to live there... (They offered us a job to lock the pool gate at night and they were going to take off 175$ for this... just imagine what working there gets you)and it is not a bad commute to work either. They also get to do whatever they want, and get things fixed immediately, because the handy man is a friend. The handy man is very nice I have noooo problem with him. You noted in your post that all the fees are in writing... yes you are correct, but it would have been much nicer to know this when I was signing the rest of the papers and not when I arrived to get my key... with 3 trucks and trailers. It is just a little sneaky. It seems that all of us either have a horrible experience or we end up defending Aviana. My biggest problem were the little stuff that made me decide on this apartment... slowly dissapearing and the same rules that they tell us to follow, they cant seem to listen to. As for the back gate... it is open much of the time so you can go in or out depending on time of day. Another problem I had. It states that this is a gated community and it is not so if the gate is open all of the time. Safety is key and with the mail box break ins a few months ago... safe is not the word. I'm not saying that you are lying, its nice to see that someone is having a good time there... but not all of us are that lucky and this does NOT mean that we have too high of standards or that we expect this to be the 4 seasons. as for the little spiff that is above... it seems very immature to throw around that someone is psychotic. I have a bachelors in psychology. I think that it pathetic to call someone psychotic because they have a strong opinion that is not shared by you.It seems that you throw that your a medical professional to bully people around... you know... you can be a medical professional as a podiatrist. Just because you work on toes, does not give you the knowledge to diagnose someone online. Just Lame! It also shows an arrogance and refusal to accept anything else in the world... now doesn't that seem a little psychotic? Lets keep the insults to a minimum and accept everyone's experiences.

All of the "in writing" fees were thrown at me too little too late. It was when I was already moved in and came across in a sort of "oh, by the way" manner. The repair man DID finally come and take care of us and he is a great guy and did a good job. We just thought almost 3 weeks to get to our repairs was disappointing to say the least. I liked the fact that Brittany negotiated with us on a few things and seemed like she wanted our business. I understand there will never be a perfect place to live and we should always expect some sort of hiccup, however if what we feel are major problems never come to light than they cant be fixed and future redidents wont be warned. Its a good thing my dad told me not to put a fork in a light socket when I was a kid. I didnt know any better.
