too bad it's gone so far down hill

Unfortunately, Manazanita Gate is going down hill. Huge potential with good location, close to I80, shopping nearby, walking trails, library. Apartment layouts are good. Staff are plesant but ineffective.

Standards have dropped the past year or so. Maybe they need more staff in order to keep things running well'

A big problem is that the rules and guidleines that keep the community running smoothly and happily are not being enforced. The impression is that they are letting the place run down to minumium standards. One obvious problem they are not handling is the way some tenants put and store their trailer-park style stuff beyond their apartments and balconies limits. Despite encouragement to get them to handle these eyesores, nothing seems to have been done about it. It's too bad as Manzanita Gate has potential to be a super place to live.

In addition, trash sits for months in flower beds and breezeways. Unregistered, broken down cars are in parking spots, possibly permanently. Despite requests, light bulbs not replaced in breezeways and walkways for many, many months.

There are apartments with unregistered pets, at least one keeps rodents. Once it is obvious rules won't be enforced, some tenants will go ahead and live as if their are no rules at all.

Areas that potential new clients see get the most attention. Other areas that tenants see and use get little, if any, attention. It's insulting to the rent paying tenants. The same empty beer bottle sat in pain view on a hillside for over six months. A groucery cart decorated the place for nearly as long Those are just two examples of many problems like that. Yes, maybe more staff needed to make sure basic jobs get done.

If they keep letting the place run down, they're going to encounter more and more problems as the public will not respect the place and make bigger and bigger messes which become more and more expensive to clean up. And Manzantia's word-of-mouth reputation will continue to go down.

I think they've been planning to paint the trim for a couple of years. It's not completed though it may have been started. Peeling paint seems the least of their problems these days. Suggest that enforcing their own rules and guidelines should be their first step to prevent further deterioration of the image and reputation.

I wish the owners and staff luck in getting their place up to standards. Suggest potential clients check them out in a few months and see if there have been improvements. If there are improvements, I will happily mention them here.
