Bad News

Where to begin: I guess it would be with the move-in special for free first month rent with a $99 deposit, which is where they hook you, by the way. What they don't tell you is that they are very bad at record keeping. In June, two weeks into our first month, we got a notice on our door saying that we were late on rent - even though our contract said free rent. I went to the office and they said they would take care of it. A week later, another notice showed up on our door; this time an eviction pending notice. The official response was that they just didn't update their system to reflect the rent had, in fact, been paid. So keep your receipts.


Three months pass and we find a cockroach. Yes, that's right, a cockroach. I called the office and they said that they would send someone out to spray. No one ever came. I didn't press the issue because I hadn't seen another one and figured that maybe it was a fluke. In March we found yet another cockroach on our kitchen counter. I called again to have them fix the problem. They sat on it for two weeks! Not cool, especially since we have a new baby in the house! They finally came out to spray and said they would follow up but never have.


Landscaping - if you value your sleep or work in the evenings, you'd be best to choose another complex. The landscapers start at 7:45am most days. And it's loud because the walls are paper thin. So thin, in fact, that we can hear our neighbors upstairs PEE in the middle of the night. We can also hear car alarms from over 100 yards away, through our walls. Same goes for the basketballs bouncing in the basketball court, dogs barking in the morning hours, kids screaming in the afternoon and our party-house neighbors who return home around 3am every day of the week.


Rosewoods community is very shady. We have come home to more than one domestic dispute being resolved by the Reno police department and I can't tell you how many times we have heard some of our neighbors shouting. There is also drug use happening in this complex as we can smell it when another of our neighbors decides to light up. I would not doubt, though have no proof, that there is also some drug trafficking happening here.


Appliances are as old! As in, they haven't replaced them (unless absolutely necessary) since they built this place in the 70s. What that means for you is high electric bills! Our refrigerator had to be replaced because it leaked some sort of coolant all over our floor. Originally they were going to find a replacement part but the damn thing was so ancient that they had to replace it. When they replaced it, they put the new fridge right over top the coolant without cleaning it up! We had to clean it ourselves so our cats wouldn't lick it up! Our stove also had to be fixed when a coil broke. We are afraid to use the dishwasher because it is not bolted to the floor and moves around when in use. Our water heater, thankfully, has not had any problems. However, our upstairs neighbors water heater broke in the middle of the night and sprang a leak to our apartment. The only good thing I have to say about this incident is that the maintenance team responded promptly to the after-hours emergency call. But the maintenance guy was highly unprofessional, shady and smelled of cigarettes. In fact, when he knocked on our neighbors door to wake them and turn off their water heater, he spent almost 30 minutes trying to convince them that he was part of the maintenance team!! We also have a friend living on the other side of the complex who had a very similar problem to ours. So water heaters are a big problem in this complex.


Speaking of maintenance, they hire anyone for this job regardless of whether or not they have formal training. Most of the maintenance crew do not know what they are doing and I'm afraid to let them into my apartment because they are very shady people.


The laundry facilities are a pain! Each facility has 5 washers and driers. Unless you do your laundry between midnight and 8am, good luck actually getting to do your laundry on site. The facility has locks on the doors but they are NEVER locked. Half the time the driers do not work and the washers eat your quarters. Think you re going to get your money back' Have fun with that because management won't take responsibility for it because the laundry machines are the property of Web.


Windows and doors are single pane. This will also add to your energy bill. For a 2 bed/2 bath apartment with the heat set at 60 in the day and 68 in the evening, expect to be paying around $160 per month for your energy bill.


The corners of the walls have been plastered so many times that the plaster chips fall off with the smallest bump into the wall. There is no molding around the base of the walls which make the unit very ugly. When they re-carpeted the apartment, they left something underneath the carpet in the dining room. Every time we step on that spot, it makes a strange cracking noise. The outside storage units on your patio do not lock. Anyone could jump over your balcony and take whatever you have in there.


Do yourself a favor and rent from someone else. This place is bad news.

I must say I Definently agree with this tenant! He/She nailed it. I have the same problems with our place..and it almost sounded like I could have wrote it myself.

I agree with everything!!!!! This place is a joke! Drugs dealers outside all day and night! Laundry facilities are gross! Do not move here!!!!
