First place rented with no renters history. Had to make a security equal to $200.00 cleaning fee of which $50.00 was refundable plus one months extra rent of $760.00 which is also refundable. Was told that upon termination of lease the extra months rent could be used for last months rent. They said that would be done if the unit was kept in good condition. However, in actuality they will just tell you that they do not do that and that you are wrong at the end of the lease. I would suggest that you make them state that on the renters agreement if they tell you that... Seems pretty shaddy and typical of a poorly managed complex. Daily staff is usually nice, but it seems to me that some are just ingratiating and pretty phony take for instance the situation above... Nice only for a reason until it is time not to be...
Upon moving in the carpet was matted and still wet from cleaning. The kitchen disposal was not working properly since the cleaning crew decided to throw nails and tacks into it. Refrigerator motor was damaged and making a lot of noise. The bathroom grout was done poorly and still moldy. The front door did not seem the close properly. Screen door did not close properly. Complex is somewhat quiet until someone decides it not to be--which happened occasionally. Was given a security card for the front gates but never neeeded to use it since they nevered worked when I lived here. Maintenance service was okay. Fixing things took multiple trips and times. Overall nothing special at all...
Addendum:
Move-out was painless with a throughly complete and detailed move-in checklist. Also, photos were taken during move-in and move-out with dates. However, the apartment was left in very good condition. All keys and gate card were returned. Full refund was granted and check was received in about 8 business days...

If additional deposit is required due to lack of rental history, that deposit is to be held until after MOVE OUT. The additional deposit is used for damages to the apartment, since the complex has no way of knowing what kind of renter you are. I'm also pretty sure this was explained to you when the deposit was required.
