Parking:
Assigned parking is nice. Have never had a problem with others parked in my spot. Guests have usually been able to find close parking, even for a small party.
Noise:
Floor/Ceiling seems reasonably sound insulated (I live in a lower and dont hear footsteps, if its quiet I can hear TV upstairs). I have gotten a few notices about "pet noise policy", once from my dog barking a single time on the porch, so they do seem to respond to complaints.
Grounds:
The grass can be a bit soggy at times. There does seem to be some effort to gradually improve things (new blacktop, cement, doors to office, etc).
Safety:
The grounds are reasonably well lit, though I feel for safety the pool and spa could use under-water lighting.
Maintenance:
Our experience with maintenance has been good. Prompt responses to the three or so calls weve had to make.
Office Staff:
They have always been courteous with me, though I have always been friendly even if upset, so they may not deal as well with someone elses disposition.
Neighbors:
They vary as people do. Either generally friendly or disinterested. Our only experience with a displeased neighbor has been reports to the office about our dog. Wish he or she would have chosen to talk with us about it before complaining to the office, but since weve had no reports lately I suppose he or she is satisfied now.
There is a lease resigning bonus, we chose a carpet cleaning but have yet to get it. I fear some voucher may have been taped to our door (standard distribution from the office) and blown away in the wind (I choose to think well of my neighbors).
Overall, I was hoping for just a hair more given the cost of rent, but I suppose it is adequate.
UPDATE 2004: We've lived here another year, and my opinion hasn't changed much. The rent has gone up $10 prompting us to consider other options (though we may still choose to stay here). They have added (or repaired) an underwater light to the pool, so they appear responsive to suggestions.
My wife complains that we (I) have to kill spiders or other similar bugs 2-3 times a week. She really hates bugs.
The old wood on porches and even some buildings continues to rot away. New paint might make it prettier for a few years but eventually they may have to eat the huge of expense of new wood or have trouble attracting new tennants. Maybe they added $10 a month to the rent to cover some of the cost.
Final Update: My wife and I have moved to another appartment. I cleaned the place pretty good when I left (though I figgured they'd have to wash the walls before it was ready for new tennants, never got to that). I had $200 of my deposit returned. I know I had paid $400 pet deposit of which up to half was refundable (I assume the rest is for a good cleaning in case the next tennant is alergic or something). I don't recall what I paid for the rest of the deposit, but I think I got a prefered-employer discount on it. All considered, it was about the minimum I expected back. It just took a few weeks after I moved out for them to send me a letter telling me how much they were refunding, and shortly after that the check arrived.
