I've lived here for 3 yrs and I still think it's one of the best apts in Reno/Sparks area but I'm ready to move out. I'll have to note it is one of the better apts in Reno, but it does have some key factors that really need improvement.
Better than average apts, aesthetically. love the spacious layout and all the windows. However ever since I moved in the windows had difficulty opening and the screens pop out very easily (due to the large size and low setting of windows this is especially important to note for parents of young children!) The patios are a nice touch with the double entry security but they do tend to get alot of bugs/webs (maintenence is pretty good about cleaning it with a hose, but only on request) I personally think the maintence guys are great and really friendly but there is only so much they can do before things have to be replaced because of cheap construction, but they do try try try.
The pool is definately one of the nicer ones in Reno but lately they've had trouble keeping the water clean. The water seems to always have a thin layer of oily substance/bugs/debris. The pool furniture needs updating since they are getting old and cracked. The gym is adequate, but nothing fancy, slightly above average I'd say for an apt complex. The lake with jogging path is lovely and enjoyable, but do be aware that it's a favorite spot for migratory and residential birds so there is alot of poo.
Some things that really bother me is the mail room is always really smelly and the lights are always burnt out so it's dark in there most of the time. The staff are friendly enough but not very sharp. They constantly send me wrong notices about underpaying or being late on rent (I have to go in and show them my bank statement showing the check cleared a week before rent was due) They just say "oops!" and don't apologize and then it happens repeatedly. They try and change the signed contracts (and poorly at that, they tried to change the expiration of my lease to a couple months prior- I guess so they could raise my rent sooner' I don't know, but they did this by just scribbling out the original date and writing in a new one. Too bad for them I have a copy of the original contract) They are terrible in handling packages. I was expecting a package for xmas and checked almost every other day for it, then weekly and they always said they didn't have it. Finally in late March I got a notice on my door that I have a package that I needed to pick up or they'd return it. It was my xmas package that was delivered the first week of Dec. Over 3 months after they recieved it (they misplaced it and it fell behind the shelf was their explanation). wasn't too thrilled about that.
Parking is the worst. It's insane. They refuse to assign parking, I think it's because they don't have enough spaces. I caved in and rented a garage. Turns out they rented me a garage which someone else was already using. I think this level of incompetency really irritates me to the point I'm moving to an apt complex I think is slightly less appealing in terms of amenities, just to not have to deal with daily annoyances.

Nothing good can be said about the management here. If you hear anything good, it's a lie. Obviously the owners of the apartment complex (new owners) bought these apartments so that they can torture their residents. The evil landlord sitcom can come right out of this place. If you are incompetent, a cheat and don't like people then you probably qualify for a managerial position here. This place is really going down hill. Who ever the managers are for this nationwide group ought to have their head examed! Don't rent here you will be sorry plus will be paying way too much for everything. They charge for everything. And parking? There is no parking, if you find a spot then better buy a lotto ticket cause you must be in the zone in order to find parking round here.

Ownership changed in 2006 and most everything went downhill since then. There's lots of extra charges now that weren't in place previously.
As for parking, I've never had problems finding spaces. You just can't count on a spot near your building all the time.
