As a prospective tenant I recently visited Atlantic Point. Overall I had a favorable opinion of the two apartments that I looked at. I did notice a few things while I was there that I have questions about. The first is that the two vacant apartments I looked at had no screens on the windows. Are they missing or removed or do you just not have them' Second, the one story ranch type apartment had ants everywhere. Is this an ongoing problem' Third, the carpet was very dirty and the front door was in definite need of paint. I also noticed that the front door did not seem to have a tight seal and there was a bad draft. Do you provide additional insulating materials to resolve this problem' And lastly, of course is the landfill. Since it is in such close proximity are their days when you can smell the methane' How often does the smell reach the complex' Thanks in advance for your answers.

Thank you for your interest in Atlantic Point. We will do our best to answer your questions. 1- The windows to our units do not have screens, however the patio sliding glass door does have a screen. 2- As in any apartment complex, from time to time, we do have insects. However, rest assured that we always take care of any problems our residents may experience. Our exterminator comes once per week for routine maintenance, and if you have an issue, he will come to your unit and address the problem fast. 3- It sounds like you were shown a unit that was not ready. We usually do not show units that are not 100% ready. This was either an error by one of the leasing staff or the unit style you wanted to see had no other vacant units. The carpets are either replaced or completely cleaned upon every move-out. The front doors are scheduled to be painted this summer. 4- The landfill is close by, but as a resident myself here for the last 2 years, I can say I smelled it maybe 4-5 times. We hope that all of your questions were answered. |

A tenant perspective: The apartments do have screens, maintenance is probably in the process of cleaning up the apartments. Ants can be a problem. The apartments are basically on slabs and it is more difficult to keep ground pests out. As a tenant, I cannot answer on the carpet or door. I can say that I had new carpet put in prior to moving in however, nothing outside (door nor columns) were painted. There are drafts in the doors, windows, fireplace, etc. You will smell the landfill mostly in the spring, summer and fall about once or twice a week. However, you have to figure out what you find important and rate the apartments based on that. To me, the only major complaint I have that would have made me stop and think before moving in had I known, is the noise from the connecting apartment. Each time the nieghbor closes anything in their kitchen, which is often(cabinets, etc.) I hear a bang as they seem to slam things shut also, when they slam their door closed. It would be nice if the management put out a general flyer about being careful with such things as I do not hear from the other neighbors only one so they are clearly banging things. |

I too have issues with the next door neighbors banging on the walls and in the garage through out day and evening...It depends on who is home at the time but it can be very loud...they use their garage for everything but parking their car and the wall attaches to inside my apartment. Summer insects are a problem, I am not sure why it is more of a problem here than other apartmetns I have lived in but it is. |

What about the cancer-causing chemicals in the nearby landfill? Don't the gases migrate offsite? What about the highly explosive and highly flammable methane gas in the landfill?
