My wife and I visited Atlantic Point yesterday and toured both the Tulip and Balsam apartment. We were very surprised to see just how beautiful the property is and also how nice the apartments looked. My wife and I have a 10 month old daughter and were happy to see the beautiful pools and playground. After reading about 40 of the 160 reviews on this site, I do have several concerns that I need to research. Any information or opinions from past or present tenants would be greatly appreciated.

1. How often do tenants smell the methane from the dump' How strong is the odor' (My wife returned this morning to Atlantic Point to tour the demo unit with my mother, and both noticed an odor in the air. I am not if this is because it is so overcast today.)
2. A lot of people have mentioned they feel drafts thru windows, doors, etc.. Has anyone been able to add some insulation or weather strips around their doors and windows and have they noticed an improvement'
3. In regards to monthly electric bills, I am curious to know approximately what to expect for heating and cooling a two bedroom unit. I would hate to find out that my electric bill is thru the roof during the summer months because all of the cold air is being let out thru improper insulation.
4. Is parking really that bad' My wife and I are really interested in the Balsam unit and I forgot notice how many vehicles you can park in your driveway (not including 1 in the garage).
5. I know that if your neighbors are loud you will most likely hear them, but how about normal daily noise from other tenants' Can my neighbor listen to his surround sound at a descent level and not have me hear it in my unit' How about normal noise like closing the front door or a kitchen cabinet'
6. Do people who choose a unit near the ponds experience any adverse affects including additional mosquitoes'
7. What are the hours of operation for the pools during the summer months'
8. Are there any additional comments or point I should know about before signing my lease'

1] The smell does not come often as you can see from most of the reviews. 2] Drafts happen from time to time but if you call us, we will send over our maintenance techs to do their best to correct the issues. 3] Current residents have answered this and will continue to do so. You can also call Lipa and Keyspan to get the history on your unit. 4] Parking is not bad if you use your garage and driveway properly. 5] We get some noise complaints, but this is not often. 6] I cant answer why people choose specific units...it is based on what you really want. I can tell you that we do not have complaints from units around the ponds, so it really makes no difference based on that info. 7] Main pool opens at 10 and closes at 8 daily and the outer pools open at 12 and close 8 daily. We had a lot of the same concerns when we moved in. I hope my responses help. 1. I smell it outside only and when it is rainy (like tonight), hot or if you live close to it. We are on the further side, so not as bad over hear. But again, I smell it only when I am outside (or when the windows are open). 2 & 3. We have a one bedroom (upstairs and downstairs) and we are 2 adults. I am sorry to say that there are drafts. This is very common in this setting (even in Avalon apartments). Not much you can do. Keyspan is about $111 and LIPA is about $95 a month. The fees seem to do the opposite in the summer with the air conditioner. We have never tried to add some insulation or weather strips so I can not answer, but if I had a baby I would try to do something about it. 4. Parking can be a problem. But if you use your garage for your car and only some storage (we have shelves) you can fit one in your garage and one in the driveway. 5. Noise from neighbors does vary. We have been here for several years and it depends on your neighbors. For the most part it is not too bad. Sometimes I hear music and talking when I am in our bedroom. I can hear the toilet flush from the other apartment as I assume their pipes run through ours. I do often hear kitchen cabinets which is odd. Again, it depends who is next to you and how considerate they are. 6. We are on the side of a pond and I have not noticed any problems. However, we are clean people and have had problems with other things. Frogs, ants and something I have never seen before. The exterminator only comes on Thursdays so if you have a problem on a Friday, you will have to wait until the next Thursday. 7. I do not recall the hours. 8. We have enjoyed living here overall. It has been our home and compared to some other apartments, this is really very nice. I do urge you to make sure that this is what you want. In today's market you could more than likely rent a house of one months rent here. The key thing to consider is that if it does not work out, you will have to give a months notice in writing with 2 months rent and a "fee" (the fee is usually another 2 months rent, thus 4 months rent to break your lease). I wish you the best. Keep in mind I have only pointed out the negative. There are very good things about living here as well. But the few negative things have had an impact on our future plans about staying. Good luck.

I am resident here and I think that for a couple with a child this may be a decent place to be but you have some struggles. Considering the environement and the other tenents, this is a good place for families with teenagers as they often will not mind the issues as much. As far as some of your questions. #1 - you do smell it once and a while mostly at night. It is usually only really bad in the summer and mostly when it is moist out. #2 - not too much helps the drafts from the windows, doors, under the cabinets, fireplace, etc. #3 - I can only say that we are two adults that are less than frugle with our electricity and gas use but our lowest Electricity bill was 150 and highest 400. our lowest gas bill was 45 and highest 190. #4 - parking is not a problem if you only have two cars. There are quite a few residents with more than two cars and they do not use their garage and often not even their driveway so they utilize all of the guest spots and make it difficult for those that either have guests or have a 3rd car they cannot fit in their driveway. #5 - Surround sound, Tvs, talking etc. is not a problem while you are in your apartment you only hear them if you are outside. You will hear doors, cabinets, etc. from next door neighbors - odd but true. I myself have never lifed in an apartment where I heard the tenant next door only those upstairs. #6 - Obviously, anything near any water will have more pests #7 - Cant answer - dont use #8 - No those are the important things that you wouldnt see upon visiting. I applaude you for looking through these reveiws and finding the real, true issues.

1. I smell the dump about once a month, and never inside my apartment. 2. I have notice no drafts 3. My electric bill is a bad example because I run a lot of computers all the time. 4. I've never had an issue with parking, we have a one bedroom so we have room for 1 car in the drivewayand 1 in the garage, there's always been a spot for our guests when they've needed them. 5. I hear my neighbors tv only when he's really blasting low bass, otherwise I never hear a thing. 6. I'm not near a pond, 25 dollars extra seems like a lot to have no privacy behind your house. 7. I think the pools are open till 8 in the summer. 8. none that I can think of we are into our fifth year at atlantic point and are very happy. we're looking for a houe but we're in no rush and we have no complaints about where we are. we recently put in for some repairs to our thermostat and dishwasher and they were fixed the very next morning as always. People seem to complain about he office staff, but I don't know why, they've always been helpful and courtious to us. I'll miss this place when we leave.

I think we have to be more specific about which unit>we ar ein a birtch and absolutely love it>no drafts>no bugs>dont care about a stupid possibility f seeing a mouse! People come in and their mouths drop of how beautiful our aprtment is. The staff are friendly and genuine>the fact that the manager replies on here is admirable! Hats off to these people I think they do a superior job!
