I understand that all units have wall to wall carpeting (with the exception of tiling in the kitchen and bathrooms). Is it possible for a tenant to install hardwood/laminate flooring in the living room without getting penalized when moving out' I assume that this is generally considered an upgrade, but I am not sure. Please advise if this has been done in the past. Thank you!

| Unfortunately we do not allow residents to install hardwood. We rent these as "carpet" units and need to keep everything uniform. If you did install hardwood, you would definitely have to install carpet upon moving out. | |

its a questiion you have to ask management. The only area not carpeted is the bathrooms and the kitchen which are Vinyl flooring tiles. It would be some job to put down a hard wood floor and with the water issues there it might even buckle.Under the carpet is a rough concrete slab. I wound up paying for my carpet. They looked at it when I moved out with a black light. I had a grown house broken dog that never went in the unit and I never splilled anything on the carpet. It was water stained from the flooding coming up from underneith. If I had known they would use a black light I would have made them use one when I moved in as well. They claimed it was permanently stained and charged me to replace the whole thing so I took the old carpeting when I left. I was the first tenant in the unit when it was built so the carpet was new. If you like spiders, drafts, no parking, high heat bills, moldy floors and walls then sign the lease, other wise find another place.

I agree on the parking Isue and the heating ! We just moved In last month were happy but there can be some improvements ! Do they really use blacklights on the carpet?

This complex has serious problems with mold. Since the units are built on cement slabs there is a lot of water issues. We have been here for 6 years (in a few different ground floor units) and have issues with mold. We clean and clean and clean, but is doesn't matter. I now have a cat with asthma and a brother who can't visit for too long (he has asthma also) b/c of the mold.
We also get these weird worms (almost like centipedes) that come in from the door and the garage, they die and curl up into balls. It's gross.

We have no such issues,I guess it depends on the unit,we have plenty of parking,dry as a bone and not a draft. The heat bills are no higher than a house with high ceilings.
