pros and cons of living here

Been here for about 2 months.
The landscaping is beautiful, they really take great care of the property, it's always and clean. The apartment layout is great, we absolutely love the layout we chose : the birch. We love all the windows/light and open space.
Great big walk-in closets, but dislike the white shelf, not a good use of space and not storage practicle.
We really like the computer area, good idea, shelf is a little low if you have a big screen monitor.
We've been enjoying the gym quite a bit, not huge, but haven't seen it over crowded. always clean.
The administration service we had was great, we had Lauren, she's so kind.
Our mainteance call was taken care of promptly.
Neighborhood has been nice and quiet, I think the community is severe on this.
More than enough parking, especially if you use your garage like you're supposed to.
They try to have a few activities, they're really trying to make this place enjoyable, volleyball, b-ball tournament, poker, lunches, brunches, easter egg hunt... fun.
Dislikes:
The paint. It's the absolute cheapest paint on the planet. I thought it was primer. So if you hadn't considered painting the place, consider it, this mat and very porous paint they use is sensitive to any touch, marks way too easily. I would have liked to know that, I would have negociated that before moving in. I think they just want to charge you when you move out.
Everything is made to look nice, but is cheap.
Cheap carpet, cheap paint, cheap cabinets, cheap tiles.... the appliances aren't great, we always have residue on our clothes from the laundry and also from the dish washer. I use very little soap, do 2 full cycles, and still, not great.
We had a few bugs, but maintenance took care of that. Nothing out of the ordinary from any house you live in.
There's a 25$ "pond" view fee, but they don't take 25$ off for the DUMP view, which is pretty much from every appartment. we haven't smelled the thing. Yet. (dump)
You can hear your neighbors, not too much though, the apartment designs work well for that. At least for the design we have.
No pantry nor linen closet. There's a shelf over the laundry machine, but once you put your soaps, extra toilet paper, and some towels, no space is left. Good thing we're minimalists.
The apartments would look a million times better with wood floors. Having carpet under the kitchen table is just plain stupid, especially since it is so light in color. (the broadways Knolls aprts. have the best kitchen area plan)
It does get cold, you'll spend extra on heating. The ceilings are vaulted, and the door/ windows leak alot. The entrance is always several degrees cooler, there's no heat duct down there, it's unpleasant.
The gate has not been working since we're here, 2 MONTHS. But if rent is late, there's a huge fee.
Hope this was helpful. We do enjoy it here.

| Thank you for your review. We are glad that you like it here and hope you call this home for a long time. As far as your dislikes, please allow me to address them individually. Paint - We use Sherwin Williams paint which is a good paint. It scuffs like any other white paint, however we offer free touch up paint to anyone that wants it. Just come up to the office. Also, we never charge residents who leave for paint unless they paint a different color and dont return the unit back to us in white color, or if we have to spackle huge holes (size of tennis ball or larger). Carpet - The carpet we use is a very good grade carpet and we never have a problem or complaints. Appliances - It sounds like there might be a problem. Why dont you call the office and submit a maintenance request. We will come and have a look at the appliances. View charge - This comment is a bit unfair since it is not accurate to say that you see the dump from "every unit". Not true at all. You also had a choice when you moved in and were definitely advised that if you choose a pond view it is $25 more expensive. Wood floors - We did consider this and just came to the conclusion that this is not practical at this community. It would cost more to repair/replace wood floors when people move out and we did not want this to affect our tenants rents. We want to keep it down as much as possible. Doors/windows - If your doors or windows "leak alot" please let us know so that we can correct the problem for you. Gates - Unfortunately we jumped the gun and sent out the notices too early. We experienced problems with our modems and other communication devices. We ordered new upgraded equipment and the gates will be up and running by the end of this week. We apologize for the inconvenience. | |

Yep, they spent (wasted?) "thousands" to fix the gate system and sent a big notice to the residents warning if someone breaks them, threatning eviction, etc.
AND THEY STILL DONT WORK!!!! Over 2 months later. Guess the electricians and On-Line Security dont have a clue.

You people are wacked. I assume you have never lived in another complex community to compare all these issues. We have and I can tell you my concerns are not gates! Cheap appliances or cabinetry>they are not bad here, other places have worse! I agree 1opnion, finally a person with a brain! But lets not forget what you said "for the money" these people act like they are paying a fortune>they will know like you said>Nassau untouchable for this size, western suffolk untouchable>if they think they can do better then they should shut up and cash up! This place is fine!

There are better and worse. I have lived in both. This community costs less than the really good ones becasue of its location on the Island. (it cost more to live in Northern or Western Suffolk county as well as Nassau county). I have lived in 3 communities and 1 Garden apartment. All but 1 of the communities was better than this. Of the other two, 1 was too small as my family grew and I moved out of the other simply to save money. I feel sorry for done4ever that they have never had a true Luxury apartment experience and also the reason why the reviewer doesn't hear all the banging is because are in a Birch...if you are in an end unit, you make the noise you dont hear it.

I wrote a detailed version of our experience here to help out prospective residents, these reviews helped us when we decided to move here. I didn't mention the place was pricy by the way, and complimented and what I thought was due. Obviously the price is cheap, we're living next to a huge discusting dump.
We dislike the washer and dishwasher, they're terrible, maybe yours are better, how do you know? wear and tear varies per apartment.
You should respect reviews that aren't all bark. I'm sorry you've had such terrible living conditions before, but that's not all our case.
Again, we enjoy it here, have had great service and would (have) recommended this place.

OK, break it down. Me and two friends live in a 3 bedroom. Rent $600 a piece, for a MONSTER of a HUGE condo. Parking is fine. Gates HAVE NEVER and WILL NEVER work, ever. If nothing else b/c retards who forget their pass try to sneak in and keep breaking them. Have never smelt the dump ever, never see it either. Sports courts / pools / gyms amazing. Cleanliness, amazing. Soundproofing, AMAZING. Have not heard the party girls next door EVER, not a peep. Central Air, great. Overall value, one of the best. Appliances, GREAT. Bathrooms, GREAT. Cheap materials, Haven't noticed one bit. My paint is dirty where I rub my hands every day all over the WHITE paint, yeah it is.
Summary, Gates will never work, other wise super great.
