I've been at AP < 3 mos. and am considering leaving before the winter sets in. See my ratings, here's my comments: So far I believe the staff does the best they can with what they've got to work with. Nothing is perfect and my grade is based on how quickly they work to 'make it right' if they can... At this point the staff here gets a solid (B) in performance with a few points off for a couple of relatively minor screw ups. My apartment was provided in good condition and is generally very nice compared to the usual Long Island legal and illegal duplex (garbage) apartments - (this is my first apartment complex experience on LI. so I cannot compare it with others).
The four problem areas for me are: 1) Insects (Ants); 2) Noise (Street & Motocross); 3) Low quality Construction/Craftsmanship, Materials (I suspect 2 and 3 are related); and 4) proximity to the Brookhaven Landfill.
Insects - Since moving in I have had periodic (serious) problems with Ants. I m dealing with this on my own, which is my choice, spraying only in areas effected and with chemicals I ve researched myself - and I believe i have it under control. Regardless, this is still an issue prospects should know about;
Street Noise (autos, car stereos, and vibrations) My biggest concern and one I am beginning to feel could be a deal-breaker for me. The volume of traffic noise coming from the street, and the motocross track located very close by at 267 Horseblock Road, Yaphank - is sometimes unbearable - the worst part of living here for me. I mapped the motocross track address on maps.google and it became clear that this is the most likely source of a lot of the noise that s been disturbing my attempts to get to sleep, and is causing me growing frustration and aggrevation since I moved in.
The track is very close (just North-West of the AP complex) and operates much later than their posted hours. They are very likely violating the Brookhaven noise ordinance, as one can hear the motorcycles (and ATVs') after 11pm - but I have better things to do with my time then wage a battle with these people and the town, So... forget going to sleep in peace and quiet without ear-plugs if you're a light sleeper, and don't even consider opening a window at night.
Construction - I think the noise problem is related to the low quality of construction and/or materials - which do not block much noise from outside.
Originally my concern was - what could i expect re: noise from the apartments with common walls' ... That's never been a problem at all, and I was very happy about that. However - it s shocking how much you can hear from outside - and I am wondering now if that means a looming problem when heating season arrives in 8 weeks or so.
The Kitchen is another story - lousy design and i give it a grade of (C- or D) in construction/craftsmanship - counter joins uneven, sloped (not level), and cabinet doors on a tilt - to say it's amaturish is a slander against amatures - I honestly didn t notice this when I first looked at the place. It s clearly not designed or constructed by or for a cook. Look, it is definitely temporary housing - so I guess I could learn to deal with it in the short term.
Landfill - All I can say is I wish I had researched this area a bit better - had I known I was going to be this close to a landfill (you cannot see from the street, but can smell it on occasion and can see it if you are standing by the Dumpsters at the entrance - just look South/South-East) - frankly - I would never have moved in here. It makes me sick to think what I might be exposed to. I don t want to be paranoid, but drinking water is a concern on Long Island and I haven t had the water tested but I am filtering it for my coffee/drinking). My advice - just do what I didn't - research the area as well as this complex;
In closing - as I started out with - the management does the best they can with what they've got to work with, and they have a job to do - sell to new prospects and try to keep good tenants here if they can - So when you read their reply to my remarks - just please keep that in mind.

| Thanks for your review. Insects - As noted in previous replies, we have exterminator service twice per week. Just give us a call. Noise - We do have a racetrack nearby, however we are 117 acres. It really depends on where your unit is. Construction - We were not the developers. They definitely used to build better, however we do a good job when issues arrise. Landfill - It is definitely here, however the cell nearest the property has been capped. You rarely smell anything and you cant miss it as you are walking into the leasing office, so everyone is aware that it is there. Thanks again. | |

I used to live at Atlantic Point and in my experience, this is what I would rate as the pros/cons:
Pros
- well maintained landscaping
- maintenance is prompt when needed
- rooms are very nice with high ceilings
cons
- insects are a big issue. i had placed roughly 5 calls the first 3 months and mgmt had sent in exterminators promptly (which was good) however it was a continuous problem. i had to basically drive to stop n shop to purchase raid to spray the apartment once a week. The common insects were: ants, beetles, centerpedes and a roach like water bug (not a roach, but could be mistaken for one)
- cost (very expensive) you are looking at $1450 for a smaller 800 sq ft property which could be priced elsewhere with the same square footage and washer / driver combo for roughly 1000 to 1150. Unless you use all the provided amentities (pool, tennis court, basketball court, clubhouse, work out facility)you are basically paying over 1500 for a pretty small storage in a heaven like setting
- landfill: depending on the wind gust, it can smell like a beautiful brand new day or the inside of a sewer. Mgmt can try to refute as much as they want, i suggest for potential buyers to give a wiff. It's not pleasant, unless the inside of a sewer fits your needs.
- parking: you know what is really great? paying alot of money only to come home from a hard days work to find no parking, or someone parked in your driveway. This happened to me and i called mgmt right away. Kudos to them for having it towed within 20 minutes however when the neighbor came out, they became hostile. I should have reported them to mgmt, but I didnt' being that i was there for roughly 2 months.
- dog feces: there is a strict rule at atlantic point (when walking your dog, pick up after your dog or be fined) this is a great logic however i can't tell you how many times people walk their dogs to crap on section of the lawn and walk away. I'd see ppl walking their dogs, and i'd step outside to watch them.
