Co-op City is worth the money

Co-op City in the Bronx, New York is a great place to reside.

Everything is here, from shopping malls to movie theaters to major restaurant chains and lovely co-ops/apartments.

Also I-95 runs nearby taking you into and out of Manhattan, New York City.



The pricing of the co-ops are extremely under-priced, good for anyone making near $25k per year.

Question to you - I live in Mitchell Lama owned complex called Lindsay Park in Williamsburg,Brooklyn. Like Co-op city our utilites are included into our maintenance. My question to you is has your maintenanced increased at all this year? Here at Lindsay we were hit with a 20% maintenance increase in April'08 and now as of Oct 1st'08 they are hitting us with an additionl $128 for an emergency "energy crisis" charge for the next 5 months. We are then scheduled to have another maintenace increase as of April'09 at 6.5% and then another 5% in Apr '10..all approved by HPD. I was wondering since we are a similar complex to yours, if residents at Co-op city are being hit with the same increases. I'm trying to do some fact finding to see if our management company is "miss-managing" funds.

This years increase was 6%, next year will be 5%. HPD originally proposed 7% each year or one 14% increase. Management had proposed a 6% and 4% increase. We were able to get the increase we received because the residents and management opposed the HPD proposal. Management proved that only increases along the lines of what they had proposed were necessary. We also have all utilities included in our carrying charge however there has been no surcharge because we have our own power plant and management took steps to save energy when prices were high. HPD proposals are just too high and your management has to prove them wrong unless your development is in such bad financial shape that it canĂ¢Â?Â?t. Personally I believe that we should do away with HPD oversight here because they obviously donĂ¢Â?Â?t know what they are doing by the fact that they propose higher increases than are necessary. People opposed to privatization say they are protecting us but what protections are they offering offer us? Higher rent than is necessary?

Question to you. I'm interested in relocating to Co-Op. What are the best and worst sections? How long does it take from filling out the application to move in? Also what are the things they check for that will qualify and disqualify one from acquring a apartment there?

Anonymous: Section 5 should be avoided in general I think. I'm a 32yo single white guy. You can move in pretty quickly after filling out the app. I have very good credit and I know they say at least that credit has to be 650 for a 1-br, 700 for 2 , I think, so check your credit. As far as criminal record, I think they just care about felonies and abuse type issues, because I actually spent 6 months in jail for a DUI and it didn't affect my move-in. I think they know that people go to jail, just not dangerous or repeat offender issues.
