Worst place in WNY. Kissling Interests = terrible management. AVOID all Kapts.com apartments.

This is a terrible place to live. I moved out about a year ago, due to the problems with management, terribly maintained apartments, and awful tenants throughout the complex.

The apartment went through changes with management in the 1999/200 time frame. The previous management knew how to treat tennants, they were always available to assist you with your needs. Sometime after 2000, the new management company that took over the complex was The Kissling Interests, LLC (kapts.com), they cut out ALL employees from the main office to just one (Denise), she is the worst, never there when you need help, doesnt work on weekends (previous mgt had workers there on saturday), and takes off early every day. This is a management company that you do NOT want to have to deal with. They have numerous apartments in the Buffalo area, all should be AVOIDED at ALL costs.

The building is OLD, built sometime in the '20s or '30s. It is an incredibly maintenance headache. My 1 bedroom apartment was constantly having issues with leaking water, peeling paint, dirty carpets, old unreliable applicances, and a terrible fridge that has constant frost issues. The maintenance workers are an utter and complete joke. They don't care what kindof mess they make in your apartment, tracking in mud, destroying furniture, and never clean up the mess they make or fix the damage they created. Jim is one of the maintenance guys, smokes all over the building, eventhough its a NO SMOKING building.

The parking lot is gated, which is probably the ONLY good thing about it. The spaces are unevenly spaced, the owners are careless, and will DING your car without a care in the world. The lot is not plowed properly, you will alwyas have to stand in knee deep snow when you need to get to your car to brush it off. My car was damaged one winter when the idiot driving the plow ran into the side of my car and took off.

This complex has some of the WORST possible tennants. There are a LOT of elderly folk that should be in retirement homes instead of living in an apartment by themselves. They cannot even take care of themselves, they have terrible odor, and can't seem to understand when their TV is on too loud. Another problem with tennants is the fact that the apartments have paper thin walls... and there are plenty of tennants that like to play their music so incredibly loud that your windows will rattle and managment won't do ANYTHING about it...how could they' The property manager is NEVER around. Trust me, the walls are so thin that you can hear an alarm clock going off.

The entire complex is NOT clean. It gets nasty, nasty real quick. You will not beleieve the amount of dust that accumulates in your apartment, it is unbeliveable.

I honestly cannot reccomend this place of any other complex managed by The Kissling Interests.

You know how the wind almost blows out the windows. They need to be replaced. Sometimes it's the people within the building rattling from their heads.

So true about everything mentioned. The heating is iffy, it doesn't always work, and the windows are junk and tend to get stuck all the time. The parking gate at times will not even open. This is a terrible rental property in Buffalo. The management sucks, they use to be good people.

Actually, the windows at this property were ALL replaced in August of this year. Over $300,000 was invested installing thermal pane, vinyl windows, as well as entirely new radiator systems. There have been 7 complaints (out of 116 apartments) and all were as a result of the tenant not understanding how to operate the dial properly.

i lived in a kissling apt.(delsan ct.) what a joke. i called maintenance 8 times to have my toilet fixed, with no response. i finally had to call councilman coppola before i got ant action. i than moved to another apt.(marine dr.) and kissling took over on a month to month basis. i vowed that i would do everything i could to have them kicked out(letters,phonecalls finally etc.)finally they are to vacate the premises no later than 8/06.also there famous for only giving you back a partial security deposit. DO NOT RENT FROM KISSLING THERE SLUMLORDS

i am currently living here and CANNOT wait until my lease is up. the building is dirty, the maintanence people are rude, lazy, and walk into your apartment with only an hours notice. They continuosly add 'fees' to the rent, and from what i understand are in fact, raising the rent. currently a one bedroom is $650 (i paid $100 cheaper for a three bedroom apt, with off street parking), but i've heard from other tenants, all of whom have moved out, that the company was raising it to almost $850. They charge to use the parking lot now, an extra $20 a month added to the rent. The heat is always on too high, about 80, the laundry facilities are a joke, if you're lucky there are only 3 working washers and dryers for all to use. The apartments themselves are tiny, there are stains on all the hallway carpets, the lights in the elevators and stairwells are almost always out (and never fixed, again, basically all that the maintanence crew do are smoke in the basement and yell at you for holding the door open). They DON'T offer recycling here, which being an annoyance in itself, causes the garbage cans to be constantly overflowing onto the ground, eventually leaving the garbage all over the lot and surrounding grass areas (they never clean it up, in fact, and elderly tenant goes out everyday to pick up trash).DON'T LIVE HERE. THERE ARE MUCH BETTER PLACES TO LIVE, or barely live at that.
