If you are planning to move to Buffalo / Amherst, I suggest you check out this place. After checking it out, you will definitely want to check in as soon as possible.

Location: Fantastic. It is within driving distance to UB-north and south campuses (closer to the north campus); grocery stores; shopping places on Transit; airport (10 minute drive).

Management: Wonderful staff. Jackie is very professional. Some other reviewers had some negative things to say about her. She is stern, but in a good way. In order to be professional, one needs to be stern at times. Erica is great - friendly, responds to queries promptly, helpful and knows her tenants well.

Maintenance: Efficient, hard working, friendly and non-interfering. They respond to requests immediately. Once the work has been completed, it will always be followed by a phone call from the management to make sure the work was performed to your satisfaction. I never needed any major work to be done. For any minor repairs, they responded very quickly.

Safety: I lived here alone and I was never scared. Although it is not a gated community nor is there any security on site, the county is very safe. The community felt very safe.

Snow removal: Great job with snow removal. Kudos to the staff for this.

Tenants: Quiet neighborhood. Hardly anyone is outdoor. I agree with one of the other reviewers that the people who live here are not very friendly. Everyone keeps to themselves - which is a good thing for most part, but feels weird at times, especially if you are new to WNY. But this should not deter anyone from living here.

Garage: Easily available. Even though it is not automatic, it is very easy to open and close. I would say take a garage for the extra $50/-. Well worth it. Just make sure you can get your car in and out of the garage. People with bigger cars have complained about that. I didn't have a problem.

Security deposit: I usually wait until I have heard back from the management before writing a review. I have moved a lot and have found that a lot of places will not return the entire security deposit. This place does. That is a good sign, isn't it'

Grounds: Clean. Plenty of dumpsters. When the weather is good, it is a wonderful place to go for a walk outdoors.

Gym: Small, but I have not had much problem gaining access to the machines. It would be nice if they could add another elliptical machine and may be a rower to the gym.

W/D in each unit: Big, big, big bonus! A few brownie points for this.

Fireplace in upper unit: Perfect for a place like Buffalo where the winters are long.

Balcony: Spacious for sitting and growing plants, especially for the short spring-summer-autumn months.

Storage space: A nice, enclosed storage area in the balcony.

Negatives: Just one - for some reason there were a few spiders in the apartment towards the end of winter, which was annoying. But not too bothersome.

Overall, I had a wonderful experience living here. I would recommend the place to anyone. If I moved back to that area, I would consider living there again. Doesn't that say a lot' Well worth the rent, which is actually correctly priced. Like I said, check it out and then quickly check-in! ;)
