Great...at first.

A friend of mine has lived in Fairfax house for nearly four years and through visiting him I found it to be clean, safe and quiet. I moved in late last November with my then bf who promptly moved out after a month. I managed the rent just fine until I was hospitalized in May and without work. I was told by my doctor that I shouldn't live alone with my medical condition, but the owner of the building refused under any circumstances to let me out of my lease and threatened to sue me for both the cost of lost rent and his legal fees. After talking with others in the building I discovered a previous tenant had been told to move in with family after discovering he had a brain tumor. The owner took him to court when the man tried to get out of his lease, and the owner won several months rent and part of his legal fees!!!! Rent is also raised EVERY year. Each year there is a new excuse. This year, when the batch of leases to be renewed over the summer were sent out, the owner claimed the rent hike (575 to 610 for my friend)was to fix the parking lot. Six months later not a thing has been done to the parking lot. The hallway walls and carpets are dilapitated,with huge plastered-over holes, 70's paint on the doors and duct tape on the floors, it's nigh impossible to schedule time to use the service elevators to move in or out and a few nosey tenants will make your life hell if you move things in the regular elevators (they've never heard of stairs), the stairwells like something out of an old Hitchock movie but are relatively safe, the parking lot seems more like prime ground for a lunar module than anything and security (who was a constant night time present when I moved in) is no longer seen there at all (I am assuming they were cut from the budget). Ancient outdated elevators are often also broken down. The positives: the current building manager, Pat, is a super nice guy and very helpful, as are the maintenance crew. They are just very poorly provided for by their boss, who is looking to keep the building liveable but not to put any of his ever-increasing rent profits into fixing it up. Also, ample air conditioning and heat are provided, and you control your temp with an in-apartment thermostat (i.e. the building isn't all one temperature). There are a lot of professional people living in this building long term -doctors, lawyers, med students, other college students (serious ones, not partiers) along with a lot of other hard working average joe types, and almost everyone is friendly and courteous. A few "inner city" types can be seen rolling around in large SUV's and hanging out in front of the building at suspicious hours but that seems to be the norm in Buffalo these days. Overall, a little lower in rent than most similarly sized apartments in Allentown, but you get what you pay for in looks at least.
