I've lived at the Fairfax in a studio since May of 2007. I'll list the pros and cons that I have encountered.

Pros-
1-Very helpful and polite maintenance staff.- Usually if you run into them in the office they'll come up and look at the problem right away.
2-Although the hallways are in terrible unmaintained 1970s fashion the interior of the apartments are surprisingly very nice. Wall to wall carpeting, very nice stucco white walls, high ceilings. nice use of space in studio separating kitchen and bathroom from other rooms.
3-All utilities included in rent= central heat and air conditioning (controlled by each tenant) electric, and water (very hot water)
4-Wonderful location in the summer months for the Allentown Art festival, St Patty's day parade, Greek festival, about a 15 minute walk to Chippewa. the heart of Elmwood is around the corner bars, restaurants. And if you are a medical professional like myself Roswell, Buffalo General, Millard Filmore Gates, and Childrens are within in 3-5 minute car drive.
5-Laundry Facilities downstairs in building 1.25 wash 1.25 dry.
6-Security everynight from 10p-6a
7- As of 11/08 new paved parking lot
8-better louder fire alarm system in place
9-Quiet
10-Very nice neighbors
11-nice veiws on the higher floors

Cons
1-One of my biggest complaints is that the apartment doors and not sound friendly. If I stand at the elevator, I can hear someone sneeze in an apt about 7 doors down. So not a good place to be if you're a private person and don't want people knowing your personal life. My family once told me when they got off the elevator they saw the maintenance man listening at my door!
2-Parking safety- car found on 4 cynderblocks one morning, need I say more.
3-Although pat office manager seems nice at first, it can be overbearing, and also he'll say anything, even going back on his word to get you to pay extra money
4-Laundry facilities sometimes broken
5-Terrible move in and out rules.
6-Elevators often broken
7-Only Time Warner services available
8-Very Small Kitchens half size stoves.

Overall I have enjoyed my stay and have recommended it to others. If you can get pass the cons, the price can't be beat considering just your heating bill is included.
