This place is a nightmare. Mike (site manager) and Barb (office manager) were very helpful and nice while I was signing my lease. That changed very quickly. First of all, let me list the problems. The roof's are in terrible shape. They need repair constantly and the guys they have fixing them are worthless. The ceilings leak all year around from snow and rain. Many previous water stains and drywall repair suggest that this is an ongoing problem. The windows are old and don't seal, thus letting in the snow, rain, wind and are very drafty. The screens don't stay in and maintenance never replaced any broken or missing screens. ( so much for having open windows) The heat was always a problem. Again, maintenance would either have to open it up full blast (making the apartment temperature well over 80 degrees) or shut it down, thus leaving me with no heat at all. The apartment itself looked like it was at least painted, but it was not cleaned prior to my move in. Dust, cobwebs, dirt, grease, etc. all over the apartment. Stains, rips, tears in the carpet. (I guess it was shampooed) The appliances are very old and out-dated and don't work very well at all. (AC, Fridge, Stove, DW)
The noise around the complex is unbearable at times. Neighbors fight, argue, scream and yell. People have loud parties, plenty of riff-raft hanging around, (drunks, drug users) unruly, screaming, yelling children, you name it. The Canandaigua Police are here on a constant basis because of this. (they should actually be on staff there)
Whenever you called the office to request work to be done, Barb was rude, disrespectful and acted like she didn't have the time. Mike was the same way, just blowing you off, rather than wanting to do anything about the problems. Nothing ever did get repaired that needed to be in my apartment and I finally gave up asking. And last but not least, plenty of standing around, goofing off, wasting time by the employees. No wonder things don't ever get repaired. I would not recommend this complex to anyone, so look elsewhere.

Everything is true! I had the same exact problems! Funny thing is a lot of people know how bad it is there. Make's me wonder how they stay in business. Management sucks and needs to be replaced! I could run that place better! haha!

If they only listened to the residents complaints and put some money into the upkeep, it might be a nice place to live. But like I said before, they're only interested in getting you in, taking your money and making sure you sign that lease. Anything else after that, is not their (management's) problem. I guess that would explain the large amount of move in's/out's every month. Don't know what I saw more of around the complex, moving vans coming and going or the Canandaigua Police. I wonder too how they stay in business, must have some good lawyers.
