We rented this place starting in sept '01. The maintanance staff is pretty quick in responding(usually same day if call in morning). Nothing major has gone wrong here, but it seems like some of the staff members fix things better than others (screen door, clogged tub). The staff is friendly, although a little odd.
The location is great. About a 15 min drive to buffalo, I-90 is right around the corner. UB North and South are also about 15 minutes. We are paying $670/month ($20 hike from start rent) and that includes cable, gas (big plus in buffalo winters), trash, water. All we pay is phone and electric ($55-60 month without AC running). Has a small pool, 5 feet deep, but worth a dip in the heat of winter. Blockbuster is across the street, Galeria mall and plenty of restaurants within a 5 min drive. Ample parking
CONS:
Not many.
-Sometimes the residents are a bit piggy (lower income families sometimes live here), and it takes sometime for them to get around to picking up after them.
-Plowing is just OK in the winter.
-No exercise facility. (but can jog around here)

But id definitely reccomend to those not willing to spend big bucks and looking for a place in a suburb of buffalo.
