I lived here for 2 years and recently moved out. I liked living here. My second floor apartment was in superb condition, clean and comfortable with neutral decor. The location is convenient and Chili is a nice area. The rent is not cheap but I don t think it is outrageous either. I started out paying $728 a month for a 1 BR on a 15-month lease. I renewed, paying $780 on a 12 month lease. Standard cable is included as advertised. Expect to pay for water in addition to the usual gas & electric. My bill ran about $14 to $15 a month. The best thing about living here was having my own washer & dryer in my unit. And they were full size too, not the compact ones I ve seen in other apartments. I would hear my neighbors from time to time but nothing crazy. Everyone that lived in my building was quiet and respectful and there was never a time when I felt unsafe. I never had a problem with any fixture or appliance in my apartment. I was less impressed with the outdoor maintenance. The groundskeepers didn t always take it upon themselves to fix even the most obvious problem. For example, in one building, birds found their way up through an opening from a missing soffit and under a balcony, built their nests up in there and in Spring, created a disgusting mess all over the side of the building, the sidewalk, the mailboxes, the parking lot and of course the cars. They must have seen it but it took them until the 3rd Spring to fix it. They allow dogs in the lower units. I am all for pet ownership and people here pick up after their dogs, but the urine ruined the grass in some places and it looks bad. If they are going to allow dogs to live here then they should repair the damage to the lawn. They keep up with cutting the grass but not with clearing out weeds around the patios and walks. I think they leave it up to the tenants to do that but not everyone does. The snow removal last winter was a bit lax. Twice I shoveled my own path from my door to my neighbor s door, he did the rest to the lot. Overall, it was well lit but there was one street lamp that was out almost the entire time I lived here. My only other complaint is there is no flexibility if you are house buying or need to get out of your lease unless there are people waiting to get in. When my original lease was up, they would not offer me any shorter than a 6-month break in my new lease, not even a 4-month term. I had to give a 60-day advance notice even on a 6-month break. That didn t help me. A month after the 6-month break, I found a house. Thankfully, I worked something out on my own without having to pay rent and a mortgage at the same time. Two people I know, one that lived at Carriage Glen and one that lived at Larkin Creek, were able to get 3 month and 1 month leases while they were shopping for a house. You can count on having $75 deducted from your deposit for carpet cleaning. I have no complaints about the manager. She did her best to accommodate me and we got along fine. She was always pleasant to me and I always enjoyed talking to her. I do not have any pics to attach but the ones on the website do them justice. The owners use the word luxury to describe these apartments. I would not describe them as luxurious but there is no question they are one of the nicer complexes in the county area, so I recommend Parklands.

In general the manager is an agreeable woman if you don't have any problems with anything. As soon as you have problems she develops multiple personalities. If you are assertive with her at all about getting the problems fixed then that second personality comes out. I've also had her lie to me without skipping a beat. The final solution she uses to get rid of problems is to tell you that she's not responsible for something and that her boss or boss's boss (company that owns many apartment complexes in Rochester) needs to tell her what to do. I'm sorry, what? What's the point of having the title "manager" when you can't make simple decisions about the property?
