I have stayed at 'The Mansions' (Ugh, I hate saying that) for 3.5 yrs. I chose this place because it was very convenient (workout room, attached garage, washer, dryer, pool, office w/printer etc).

The rent is clearly expensive for Albany, but I figured it was justified considering the amenities. I have a lower level, 1 BR apt, facing the woods with a wrap around deck. My rent started at $995 and they tried to tack on about 10-15% every year to renew. I went to a monthly rent because I knew I was going to have to move and they wanted to add an additional $200 or $300 I believe. I negotiated it down considerably. I have negotiated everything down from whatever they have offered so I would never take their first offer. I know there are several 1 BR's available now so I would think new tenants have considerable leverage.

As mentioned, the apts are poorly built. The materials used are pretty cheap and the windows are very thin. This makes my apt extremely cold in the winter time. I can have my heat set at 80F (forced air heating) and the temp at my kitchen table is 68F. I don't mind the cold, frankly, but this is kind of ridiculous. Not much you can do other than replace all the widows. Too bad it feels like they didn't put any insulation in the walls. Speaking of....

The walls are a bit thin. I have been lucky and have had quiet neighbors and 3 sides are exposed to the outdoors but it is pretty easy to hear your neighbors and their dogs. If you have neighbors upstairs you will hear almost every step. Noise, however, is a 2-way street and most neighbors are understanding if you either talk to them or blast your stereo late at night.

I have had some bugs around my doorway, but usually only until they spray. If you request the company to spray around your apt again, I believe they will. I am close to the woods so I expect a little of that. I have never had bugs in my cupboards or bed or anything crazy. Just the usual: couple ants, small spiders. Never had any rodents.

The relatively new mgmt firm is OK. They are less flexible than their previous owners in negotiating. However, I haven't had any real problems. It would seem, most things are slow to get fixed and the small details are typically forgotten, but it's Albany and not the Plaza in NYC afterall.

My opinions to other reviews:
-Never had or have seen any mold but may have smelled in the wall boards' I do use a dehumidifier in my apt during the summer since it gets pretty humid but probably saves my AC bill.
-Cell phone receptions is quite poor. Nothing to do with apt. mgmt
