SUMMARY:
Overall, the staff at this apartment complex is horrendous; they are unhelpful and are never willing to give you a break. At the end of your lease, they WILL find ways to swindle you out of your security deposit, regardless of how hard you work to leave your unit in good condition. Not only that, the quality of the building construction is very poor: everything is very cheaply made with low quality materials. The walls are paper thin and you can hear your neighbors conversations (and they'll be listening to yours as well). Parking is a problem; you only get one parking space per unit and unless your spouse drives a motorcycle year round, parking their vehicle in your "one car" (more like 1/2 car) garage is NOT an option, as the garages are tiny. There are plenty of nice apartment complexes down Rte 96 off of Mertensia road, as well as the Villas of Victor and the Regency Townhomes of Victor on Plaster Mill Road; I suggest giving one of these places a try.
MY STORY:
My wife and I have lived in a 3 bedroom unit for 1 year, and had few problems during our residency; we always paid our rent on time and followed all the rules. Then it came time to move out and boy did the shenanigans start rolling in....
When it came time for us to move out (we bought our first home), we were given a huge hassle about where to park our moving trailer (a 17 foot covered trailer which fit into our assigned parking spot), and the maintenance guy forced us to park the trailer about a quarter mile away from our unit, simply because he had the power to do so. His justification was that "if other people saw it, they would go out and buy trailers and campers and the parking lot would turn into a junkyard." He refused to cut us any slack and let us just leave the trailer in front of our unit for 2 days while we packed it up. He knocked on our door and told us that we had 10 minutes to move it before he had it towed. What a jerk.
Then, when we walked through the unit with our leasing agent after we moved out, they told us that we had to pay $100 for the carpet to be professionally cleaned. I asked the leasing agent if we could clean the carpet ourselves, and they said NO. Apparently it is WRITTEN IN EVERYONE'S LEASE THAT WHEN YOUR LEASE ENDS, YOU MUST PAY THEM $100 TO CLEAN THE CARPET, REGARDLESS OF WHETHER OR NOT YOU WANT TO DO IT YOURSELF. So basically they swindle you out of $100 bucks right there.
Additionally, our cats damaged two of the PLASTIC blinds, and the leasing agent said that we could replace them. Fine, we went to Target and bought two PLASTIC replacement blinds, which cost about $5 each. I installed them myself and I must say I did a pretty good job at it. Well about 2 weeks later, I got a phone call from Fairdale saying that they were charging me $25 a piece to replace each of the blinds, because they were "white" and not "off white" and the one that I replaced in the master bathroom was slightly larger than the window recession. I was shocked: not only were they charging me to replace two perfectly good blinds that were installed according to their instructions, they were marking up the cost by 400%! When I confronted them about this, my friend the maintenance guy said "the new blinds are more expensive because they're metal." BUT THE ORIGINAL ONES WERE CHEAP PLASTIC ONES!! If they were metal in the first place, they wouldn't have gotten broken! So basically, my cats destroyed two of the $5 blinds that were in the unit when I rented it, and Fairdale is charging me $50 to UPGRADE THEIR BLINDS TO MORE EXPENSIVE METAL ONES! How is it fair that I have to pay for THEIR upgrades'! It's not: once again, we are swindled out of money by Fairdale.
On top of that, the porcelain bathtub in our master bedroom has a TINY chip on the back wall that was there for our entire residency, and they are going to "have a contractor estimate the repair cost." Give me a break; you're charging me for a chip in the tub the size of a grain of rice' The chip is cosmetic only; it poses no threat to leakage and is located on a part of the tub that is not prone to saturation anyway. They charged us $125 for some guy to put a drop of silicone over the chip. Unbelievable.
This place is run by a bunch of swindlers; I am a very unhappy and unsatisfied customer, and am so glad that I never have to deal with these cheapskates again. There are plenty of high quality apartment complexes in the Victor/Farmington area: save your money and take your business elsewhere.

To answer your question, NO, the charges for the blinds that my cat damaged were taken out of our $500 security deposit, NOT the non-refundable $100 "pet deposit". The non-refundable "deposit" that they make you pay for having a pet is not a "deposit" at all... it's a FEE. It doesn't cover anything. If your animal does any damage whatsoever to the unit, that money comes out of your $500 security deposit. They just collect an extra $100 from you for having a pet at your lease signing and call it a "deposit" because (like I said before), they are a bunch of swindlers.
