When I first signed my lease, rent was $780/month. They jacked it up at every opportunity, which I suspect is the status quo.
Maintenance- AWFUL! It took over 50 phone calls and 7 MONTHS for them to fix our toilet!
Construction- Can we say electrical problems' Changing Light bulbs is a weekly task. There's definitely something wrong with the wiring. Also, the outlets aren't secured to the walls, and although covered by that plastic plate, they slide around and appliances slip loose with easy. There are also significant cracks and gaps in sidewalk as well as the exterior of the building (primarily the balcony).
Dishwasher- Doesn't work. Installed Incorrectly so it doesn't drain properly.
Water- Definitive clorine smell.
Playgrounds-No place for children to play that's more than 10" from cars speeding through.
Management- A toss up, either very friendly, but ineffective, or just as rude and ignorant as you can imagine (ala Margaret)
Laundry- there's 1 laundry room per building. In ours, one washer is completely out of service (the repairman even came, unplugged it, and removed several parts - this was more than 5 months ago, it's still sitting there like that) the other washer randomly doesn't drain. One of the 2 dryers won't dry the clothes, regardles of setting, the other will melt holes in them, not spinning the clothes properly. Management refuses to acknowledge this as their responsibility.
Carpeting- As per law, carpeting is reuired to be replaced every so many years. You have to push and fight with the management to have them do it.
Room mates- I lived by myself here for 3 years, but when my girlfriend wanted to move in, they required us to fill out a new application, credit check, etc...
Safety- INSIDE the apartment complex, there has been a rape (where the rapist had broken in to the woman's apartment and waited for her to return home) and the kindly old lady we saw going through the garbage on a daily basis was attacked. We saw her walking around a few days later in a cast & cane, but a few days after that they were throwing the stuff out of her apartment windows and her cats were all loose. I'm not sure if she passed away or if her family rescued her. I certainly hope it's the latter.
Safety 2- I'm afraid to walk just up the srteet to get my mail after dark now. It wasn't like this when we moved in. Now there are always 'groups' of hoodlums walking around and just hanging out in front of the buildings. Not to mention one in particular who would sit on other people's front porches to smoke weed.

Davz thanks for the post...so true. I am definately going to start to pay more attention. I work and am gone for most of the day and was not aware about some of the security issues currently happening.
Note: I was wondering where all these stray cats had come from! A few mornings they woke me with their crying/meowing. I don't hear them anylonger.
I've been a tenant going on three years and the complex is definately getting worse. Management has always been ineffective (Margaret). The apartments are very old with creaking floors, worn fixtures and appliances etc. but when you first move in you get fooled with the semi-good paint job, new carpet etc.. For the past two years during spring time the patios/terraces and breezeway were powered cleaned but nothing this year.
All I see are the landscape companies mowing the grass and keeping the management office garden neat.
The parking is horrible. Tenants guest take up all the spaces and when you return home from a hard day of work you have to park far from your door or park in front of another building. Forget the weekends I'm afraid to move my car. As soon as you move someone parks (who doesn't live in complex)in your spot and are parked there all day long.
