We have a great view of the manhattan skyline and the bay windows provide a 180 view.

The setting, on top of the metro station is perfect. You don't need an umbrella on a rainy day because there is only a 20 ft walk to the covered railway bridge. 1 Parking spot in a covered, well-lit, 6 floor parking garage is included in rent. Additional spots are $25 or $50/mo. One thing that was a surprise was a $30 monthy water/sewage fee. The electricity is annoying variable, in 12 months it went from 7 to 15 cents per kilowatt hour. Our average electric bill is $45. Cable went from $11.80 for basic (broadcast channels only) to $22.80 in one month (they switched from regular to digital cable). DSL is $29.95 for 1.5/128 service. They also have cable internet for $29.95(first 6 months - then $49.95)


The area is great, safe and has plenty of nice restaraunts and there is an IMAX movie within 3 minutes walking distance (2 blocks). There are two nice restaraunts within about 30 seconds of the front door: Villarina' italian restaraunt with great tasting and adequately-sized portions, a nice small restaraunt feel, and decent prices; and the indian restaraunt across the street which is slightly more upscale (in ambiance, but not price, than most indian restaraunts. You should be comfortable bringing friends and family to either.

We routinely walk at night - very safe and the mini-park across the street is wonderful to sit and read in the summer. Other pluses:

4 outdoor gas filed grills with picnic tables, good build quality inside, big bathrooms, *very* fast elevators (4 of them), not at all crowded, wine and cheese nights, and the biggest for us --- DEAD silence. We lived here a year before we even heard another neighbor, the apts are so isolated that noise simply does not transfer. This clean kind of building does not exist near the city. The Avalon Riverview in Queens is far more $ and is vastly inferior by comparison. (Plus if you live in the city you pay that 3-4% nasty city income tax)

Metro north to GCT is $156 monthly, usually a 32-36 minute ride.

The bad: 1) Heating units absolutely suck, it is tough to regulate heat 2) We had 2 A/C units die within 12 months. 3) Garage is not secure. Vandalism and thefts have made it a dicey venture. 4)the halls go years without repainting, even when they have drywall compound on them. 5) vandalism in the elevators
