I have lived here with my wife for 3 years. I have noticed a few of the problems with the students, but many of the bad ones have been evicted according to the leasing office.

Within the last 2 months I have seen drunk Iona students vomiting in the third floor bridge (no need to sterotype as under 30 - they were wearing Iona clothing) and smoking in stairways, but for the most part they are just annoying, and not dangerous. Except for the driving. You'll be fine as long as you make it out of the garage. Hint: Don't park on the ends of rows.

I have noticed a low-income influx as of late, but I guess that was bound to happen.

I am an advocate of modern mental health, so I don't mind that Avalon rents to adults in need of assisted living. The only problems occur when they hang out in the lobby. It really detracts from the "Luxury living" and "Time well spent".

The poster below regarding the heat is dead-on. They never work correctly. They have a simple red-blue dial like a shower. The problem is that the temperature is NEVER the same at the same point on the dial. So get used to waking up at night to fix the temp if you aren't happy. I have found that I like it colder rathr than hotter like the guy posting here who sweat at night.

On the plus side, there's plenty of hot water as long as the temp is over 20F. Below 20F, the heating system robs all the hot water and you get warm.


The security is downright negligent. The third floor garage door is open many days, so you can get access to the building by simply going through the garage. There are tons of video cameras - including on that catches the students smoking and drinking on the bridge, (the camera is located right above the doors) but they do little good because the avalon security people can't be bothered.
