The worst mistake I have ever made

Let me tell everyone reading this that before I moved into this apt I looked at reviews for avalon on the sound east and the avalon on the sound and said to myself "the only pple who come on here are the ones with complaints, so I am not going to listen to them" WOW what a big mistake that was!!! I have only been living in the avalon on the sound east for 3 months and have experienced more issues then I have ever experienced before. They have a MAJOR problem in the entire building with loud pipes-loud ticking. In my apt especially the ticking was so loud that My husband and I could not sleep. After endless requests for maintenance, we have had over 20 people in our apartment attempting to fix the problem. In the mean time- the main pipe line got so clogged I could not use my water for an entire week- no cooking, cleaning, etc - and every day I would come home to a dirty disgusting flood. IT TOOK AN ENTIRE WEEK FOR SOMEONE TO DO SOMETHING ABOUT THIS. People would avoid me, ignore me, lie to me constantly promising someone was going to come up, and no one ever did. Finally after about a week and half someone fixed the issue. Back to the loud ticking- after 2 months of complaints, maintenance men practically living in my apt I asked what else I could do because I had it. The very rude staff offered me one apartment on the 25th floor that was a completely different apt and did not fit ANY of the furniture that I had just purchased 3 months ago for my current apt. Not only that, but they said if I took more then 2 days to move I would have to pay for 2 rents that month, and pay for my own movers despite that this problem was COMPLETELY their own fault. Mind you- I did not want to leave the apt I was in, I had finally completed decorating and all the annoyances of moving- and they were blaming this on me. Finally my husband stepped in and said how ridiculsou this whole situation was- and the Manager who is very arrogant and rude told us the ticking in the pipes was "in our head". Can you believe this' After every maintenance man that came up to our apt told us that this was a major problem in the entire building. Now after this we blew up at this man and wanted to speak to someone above him, again he is the leasing manager and states that no one is above him. He now wants us to evacuate the apartment in 30 days. I am just warning you all - yes the apartments are very nice- but they have endless issues. 50% of the people we speak to had endless issues. Staff is very rude, every amenity they have is crap. The equipment in the gym barely work- The top of the roc just opened and is nothing to brag about. Again I cannot believe at one point I was a reader and now I am actually writing this. This is not luxury, bring your money and time to a place that deserves it. qmzu4EHcaGAPVCPw2Fai

The only time well spent living here is time spent not being at the Avalon!
The "ticking" only scratches the surface. The whole HVAC system is just cheap and designed poorly. It cannot be fixed. That sound is inherent to the design. Use a fan or other "white" noise to drown it out. Focus your concerns on safety too and don't leave anything in your car. Oh yeah for anyone else reading this, amongs other things, you should also consider the fact that this is a 40 story building and a 6 floor parking garage with death traps for elevators. Just ask the New Ro police and fire dept - they are here all the time. BTW, all angry tennants need to remind themselves that Avalon Bay is a publicly traded company. I know a few tennats have written letters to the board of directors already. Don't waste your time complaining to low level managment, make a serious stink and go all the way to the top. The ticking noise is true. I live in a studio for 15 months now. May stay another year. The ticking happened in the winter when the heat is on. My family jokes about the little man with a hammer who lives in my heater and keeps me up at night. Had to use ear plugs it was sooo loud. That noise finally disappeared in January/February. The only other thing that bothers me is that the floors are always dirty in the common areas and security at the front desk is MIA especially late at night.
Another quick note - there are signs posted outside that state that you will be towed if you leave your car unattended. I am single and live alone so I have noone to run up a car load of groceries. They have a real simple solution which many take advantage of - pack up the cart and leave it with the guard. You park your car then bring your stuff up. Noone's going to steal your groceries. It's a bit annoying but imagine what the entrance would look like if they allowed tenants to leave their cars in the front. There are 39 floors with about 20 apts on each...it would be ugly and there would be fights happening amongst neighbors.

DO NOT, I repeat DO NOT stay in Avalon on the Sound OR Avalon on the Sound East, or any of the Avalon communities for that matter. They nickel and dime you for every single thing that they can get you for. And the service is HORRIBLE! For the record , I am staying at Avalon on the Sound, but I have friends and coworkers who are staying at Avalon on the Sound East, and also one in Long Island.
I will give you some examples. I met a nice couple who had been renting with Avalon on the Sound for 5 years. Their rent was around 2000 dollars a month for a 2 bedroom apartment. When they told the leasing office that they just wanted to spend one more month after their lease was up, the leasing office decided to make the rent for the last month 3500 dollars!!!! There was nothing they could do. On top of that, they had to pay the amenities fee (which covers pool and gym and barbecue area) for 600 dollars!!!!! Does that sound fair at all? To screw an honest, hardworking couple who had been a loyal customer for 5 years straight???
Also, they are very shady when you try to ask them what a typical monthly utilities expense will be. The leasing office will NEVER give you a straight answer. Go ahead and try and ask. Some months, it will be 50-60 dollars. Quite normal right? Then, the next month it shoots up to 200 dollars!!! And you look just look at the bill, and wonder, how in the world did they figure this math out?!?!
Also, the elevators are constantly breaking down. Gym machines will break down (that's normal) but it will be left unfixed for weeks. Repair requests take forever. I still have a problem with my refrigerator and it's now going on 2 months and no nothing.
And please do not fall for the leasing associates tactics. They have a smile on their face and act like you're the most important person in the world. Then, once you are a resident and sign that 13 month lease, all of a sudden they forget you and you are a nobody. and your problems are pushed to the way side. They are so fake.
They also have lied about certain things. I do not want to get into it because it's going to take all night. But I just want you all to know that I do not usually complain about things. And this situation that I have here is so messed up, that I felt the need to warn people about it.
Word to the wise. Beware of Avalon!!!!!!! Please look elsewhere. You'll be glad you did.

I have been a resident of Avalon on the Sound East for 13 months. I'm currently trying to decide if I should resign my lease. There have been multiple problems and issues in the building and with the management, but I have been calmly dismissing them over the past year, not letting them get to me. After reading the above reivews, I agree with all of them and it's about time I start getting angry over these issues. I have a problem with the lights. They constantly fliker and the management stated there was a recall on all of the light swtiches and that they would be replacing them. That was 6 months ago! When I inquired further, they said only 1 guy comes to the building 1 day a week to replace some of the switches -- at that rate, it's going to take them years to replace all the swtiches. In the meantime, it's a major fire hazaard as the switches crackle, spark and fliker. I also agree with the utility charges and the vague answers. They continue to nickle and dime you as parking used to be included, now it's additional and you pay more pending how close you are to the elevators. Being the garage elevators are broken most of the time, you wonder what you're actually paying for? Since I've been there, the 6 elevator banks have never all worked at the same time, causing lines of people to wait to get into an elevator. Also, several floors are now subsidized to the local colleges creating a "college" atmosphere in the common areas of the pool and BBQ area. Several times this summer I encountered college drinking games and parties in the BBQ area. I've also heard others in the building complain about the excessive noise of their college neighbors. Today I just discovered that the building now only allows cable to be through Cable Vision/Optimum. I don't appreciate that my choice is made for me when I strongly prefer MDU/Direct TV. I also hate that there is very limited temporary parking to utilize when loading/unloading your car. What is available isn't next to the building so you have to quickly unload and leave your things with the doorman. The only thing it has going for it was it's location (convenient to NYC, I 95 and Hutch) and the amazing view of the sound from my windows. Other than that, after reading the other similar reviews, I will not sign another lease as they also increased my rent >10%. In addition, after parking in the same spot for 12 months, I tried to go to work only to discover my car was towed. The tow company insisted that I didn't have the parking pass up -- only to discover that it had fallen from the mirror and was laying in the center of the car in plain sight for the tow driver. I had recieved no apologies or compensation from the building management.
