Alternative to Midtown Manhattan Luxury Apts
From: -Anonymous-Date posted: 7/6/2009
Years at this apartment: 2008 - 2009
I moved to a 2BR/2BA at Avalon on the Sound East in June of 2008 after the rent on my Convertible 2BR/1.5BA in a luxury Midtown Manhattan building increased 24% to $4,200/month. The building is one block away from the train station and it takes 30 minutes to get to Grand Central Station. Both my current unit and the building are comparable to my old apartment and for half the price. Pleasant up and coming downtown with grocery/pharmacy one block away. I'm very happy with my choice.
Parking:
The building has a multi-level garage next door that charges around $200/month. Better to use the New Roc City garage 3 blocks away for $400/year. Ample short-term metered parking around the block (make sure to track your minutes as parking tickets are issued quickly).
Noise:
Generally quiet, with the ocassional loud conversational noise or barking dogs from hallway as people leave elevator to go to their apartment.
Grounds:
Pool is nice but crowded on the weekends. I use the barbecue grill almost weekly (at times not all of the grills are working). Spectacular view from Top of the Rock community room, but at times notice beer bottles left on table. Well-maintained lawn. Dog-friendly building so sidewalks have several turd marks. Ocassional gum wrapper in elevator and carpeted hallway.
Safety:
Well-lit hallways and outdoor surroundings. Reception desk is always staffed except for a few instances.
Construction:
Floor to ceiling glass windows in living room. Well-lit hollywood-style mirrors in bathrooms. Black granite countertop and applicances. Changed all my light bulbs to energy efficient. Monthly electric/water bill averaging $120/month.
Maintenance:
Maintenance staff is responsive. I placed a service request for my unit online, got a callback within 24 hours and had the issue adressed the next day.
Staff:
Leasing staff was pleasant and helpful. I described my requirements, viewed several apartments, filled out an application, was approved in 48 hours, came back to measure unit then signed lease two weeks later. Leasing office difficult to reach by phone during the week. Need to leave message then they call back.
