I've lived at 100 Maiden Lane for a little while now and I am not at all unhappy... in fact, I'm really liking things so far. My experience with Aysaac in the beginning was not good at all, but I THINK that we've come to an ok relationship. The staff in the building does not like him much, but the truth is that once you have signed your lease, you don't need to deal with him much, so not sure why people who live there still have any relationship with him (unless they just wanted to be friendly).

The doormen are fantastic... there are three people who are particularly great - Alfred, Kenny, and Miguel. I actually feel pretty secure living here and love coming back to the apartment to greet these three guys. The other door people are ok, but these three know my name, my dog's name, and we always exchange chit chat. They remember my family, they are respectful, and they all really helped out while I was moving in.

The apartment was delivered to me in great condition. I have showered at all times of the day/night and not run into any cold water problems.

The kitchen is gorgeous - and huge.

The space is amazing and so are my oversized windows.

I have met only two of my neighbors if that is any indication of how active or inactive my hallway is. Both are professionals and very courteous. In fact, I've had drinks with both of them in the area and one of them volunteered to show me around downtown a bit as I was previously more of a midtown person.

My dog loves it and we enjoy meeting other dog owners. To the person who complained about there being no pet policy - why would you live at a place like 100 Maiden Lane if you were afraid of dogs' The times I visited the building prior to signing my lease, I met at least three dogs each time. It's obvious that it's a pet friendly building. Most people I meet love my dog and tell me how cute he is. And it's rare I hear dogs barking out of control- in fact, only once, a few months ago, on a higher floor. Around 6 when everyone gets home from work, yes, you hear excited dogs happy to see their people! I find it a great way to start talking to people - tons of people in the building initiate conversation by asking about my dog. So yeah, if you have dog issues, I don't think it's a great place for you, but it by no means is overrun by animals.

The package service is great and the guy who runs the valet is very friendly and helpful.

Again, my floor is not a noisy one. It's not very high up and not very low. On a Saturday night you'll hear music from someone's apartment and that's about it.

I really enjoy the 9th floor lounge but it appears that no one else really uses it.

I have a gym membership, so I'll say this - make of it what you will - but lots of buildings don't even have gyms. If you want one, there are plenty of gyms in the neighborhood. Some with pools, too.

A few things I don't like, however:

My floor smells like cigarette smoke a fair amount of time. It's not a big deal if it's just the hallway, but sometimes it's in my apartment, too. Isn't the building non-smoking' If someone knows, please let me know.

The elevators do not usually present a problem, but sometimes it's a long wait going down in the morning.

I do not like that pets are not allowed on the roof deck. Commit yourselves to either being dog-friendly or not.

The people in the building are all pretty young. I would like to see more couples/professionals in their late twenties/early to mid thirties rather than a bunch of twenty-two year olds running around.

I would have no idea whom to call the "super" or the person who pridefully takes care of things in the building. I would feel better if there were one.

The doormen do NOT hold open doors here... having lived there a handful of months, I've had the door opened for me a handful of times.

All in all, I only signed a one year lease and did so with a great deal of anxiety because of all the reviews I read on this site. I think there has been a big difference between 2006 and now because a lot of these problems are no longer existent. I am very happy to call this place home and find it a fantastic deal. It's close to all transportation and things are a lot less "dead" in this area at night/on the weekends than people say.

When you come here to see apartments, ask whatever questions you want and don't let things get you down. Make your own opinion, don't go by this site. Grab someone as they're leaving and ask them how they like it. I really like it and wish that I had signed a two year lease. If I could change things about my place, the biggest issues would be that I'd get rid of the cigarette smell, change my view (I look at a corporate office building, which isn't bad but hey, the river would be better!), and have friendlier leasing people.

But in terms of maintenance, the people are responsible. I really like this place and I'm happy to have moved. Good luck to you if you're reading and are feeling on the fence - I was really scared after finding this site, so I wanted to come here and post my experience. Hope it helped.
