I lived in this building for a year and here are some pros and cons of the building and the apartment:

Pros:

1) The apartments are large for the price
2) The apartments have really high celings
3) There are washers and dryers on almost all floors
4) Gas is included in the rent
5) The building is well heated in the winter
6) many apartments come with small balconies, few penthouses come with private terrace.
7) The part-time doormen here are really friendly and help with many things.
8) The location of the building is very close to many subway lines.
9) Most of the apartments have big windows or glass sliding doors.
10)The shower water has enough pressure.
11)There are many young tenants in the buildings
12)The building is pet-friendly

Cons:

1) The building is very old and many leaking problems
2) Many tenants complained about mosquitos even in late December and January this year, and there were a lot of mosquitos in the building during the summer.
3) The super usually don't respond to phone calls and you need to pay him to fix things.
4) The landlord increase rent by 9-11% each year
5) Some tenants on the first floor do drugs and you can smell it in the lobby often.
6) Some tenants throw late-night parties often in the summer and rock the house till earn morning, there is no way you can sleep, the entire building will shake with the bass.
7) Some of the dogs bark in the middle of the night on regular basis and do not stop for over an hour. And the walls are thin...
8)Since most of the balconies are shared by two apts, your neighbors can easily peek into your window.
9) Street constructions could be very noisy at night and over the weekend, it is the subway work on Fulton street, planned to be completed by 2008.
10)The bar across street often has drunkens hanging out in the summer, they will yell and scream for hours in the middle of the night.
11) The wall AC units are old and noisy. Not all the rooms have the right type of windows to put in your own window units.
12)Most of the apts are carpeted and the floor underneath is in very bad shape.
13) The elevators are old and very slow, they keep breaking down every week.
14) Crappy neighborhood.

That's all I can think of at this time.
