401 a deceptively nice place to live

I have lived here for a year, and this attractive smaller building has some pretty serious fatal flaws. I chose the building for the neighbourhood and because it's a newer construction that doesn't disrupt the stunning architecture of West 22nd Street.
However, soon after moving in, the management company reared its ugly head to reveal just how hellacious life in 401 can be for some of us. Within a few months, the wonderful superintendant Felix was fired seemingly without adequate reason and his sweet family was quickly ushered out of their apartment. The new far less-likeable super took no time at all in tyranically badgering the tennants and flaunting his contempt for the other employees in the building. In the weeks that followed, several of our best doormen were also unfairly dismissed, though not without the very vocal protest of the residents who could spot a clear injustice. The worst doormen stayed on without a problem, which only further articulated the outrage.
While I have not experienced any significant problems with the management, I have witnessed a mass exodus from this building mostly due to problems with Friedman Management and incidents involving sloppy accounting, questionable ethics, general unresponsiveness, and a rather loose interpretation of New York State law regarding housing and tennants' rights. The building appears to have a very high rate of vacancy and a great number of pissed off tennants. Too bad for such a pretty building that would have no problem renting to capacity if it were only managed a little bit (okay, a lot) better.
