I was one of the first to move into 45 Wall after 9/11. My apartment is a very big open alcove studio. The rent started out at $1,865 4 yrs ago and now it is going up to $2,200. You can't get a place like mine anywhere right now for that price. It is a beautiful apartment.
But let me tell you about the noise. They are gut-renovating the buildings on either side of 45 Wall. It is utterly stunning how loud it can get. And cars do honk at night at the corner of William and Exchange. Supposedly an ordinance was passed that fines will be imposed it people honk, but I haven't seen a sign put up.
The gym is nice, but crowded after work. I find the doormen very nice and helpful. Maintenance is very helpful and fast. The location is good.
There are a lot of younger people in the building, so sometimes it does feel like a frat house on the weekends.
Beware. Tiffany's is opening next door soon, and Hermes is opening soon around the corner.
Me thinks they are going to take extreme advantage of this once the construction is over and jack up the rents big time.
Rockrose: If you are reading this, PLEASE DO NOT DO THAT TO YOUR LOYAL GOOD TENANTS. THAT IS NO WAY TO DO BUSINESS AND TO MAINTAIN GOODWILL.
