The bad reviews are right. I've been two years. I'll start with the good things:

1. The conceirge and maintenance staff are really nice (well, there's always one who is a bad seed). Really, nice. Maybe not entirely capable of fixing the toilet on the first try, but really, really nice.

2. Three big subways are within three blocks.

3. Super-convenient to Wall Street.

But what makes it unbearable (besides being really overpriced):

1. You can hear your neighbors whispering. Mine play disco and really dramatic surround-sound TV alot beginning at 11pm and often into 3, 4, 5 am hours. I have followed the rules in complaining for over a year; probably filed 25 with the front desk (before I gave up -- they're supposed to be faxed to management but, of course, the lying little tramp in management says she "never got the faxes;" Filed probably another 25 or so complaints through 311, which seem to work for a while.

It's really awful. I'm routinely awakened 3 or 4 times in a weekend. Of course, knocking on the door is out of the question, because they ignore you, threaten you, and basically act like animals.

2. The building's owner, The Moinian Group, which apparently is the evil empire of NYC real estate (and that's saying something), is unreachable. Go to their website, and use their "feedback form" (you'll have to, because they do not publish a working email address). If it works, you're ahead of where I was last year when I gave up on them, too.

3. Inconveniences like the occasional cold shower, broken A/C, scary or unbearably delayed elevator service -- these things can be handled in stride if one gets a good nights sleep once in a while, which, as mentioned above, is impossible here.

4. This is a commercial building (former B of A, I think) that was "converted" to a residence so, like ALL buildings that's done to, it's the most awful modern "luxury" residential construction going.

Why stay' Well, you're looking for an apartment, how do you like a) taking all the time that takes, b)dealing with bald-faced liars, from the CL ads to the "brokers" to having to trapse through someone's apartment for a walk through -- etc. Finding quarters in NYC is walk through purgatory and an exercise in complex self-abuse.

I'm here, you're not. If you don't have to be here, you owe it to yourself to find something better. BUT, among the converted buildings, you're not likely to.
