Their lease terms are terrible -- read carefully before you even pay a fee to apply!

Be careful! Before you shell out $75 application fee, ask to read the lease. It is the most ridiculous lease I have seen in New York. It reads, in part, that even if they have not cleaned or painted your apartment before you move in, you still have to start paying rent. It also says the doorman will not take your key and give it to your friends if you want to. They will also refuse to negotiate with you to modify the language of the lease. They will not even allow you to move in one day before the lease begins, even if the apartment is sitting there empty, cleaned and painted. It is the most inflexible, obnoxious real estate company I have dealt with in New York.

I can not agree with that. I just signed the lease and all the terms and conditions seem resanoble to me. For example, at my *previous* building I was required to move only during the *business*-day between 9am and 6pm, cover all the floor with carpet, etc. This is what I call terrible lease terms. RockRose lease is absolutely reasonable. Absolutely.
