Art Deco Charm Wears Off Quickly, with Dark and Dingy Conditions

I lived in 307 East 44th St. After living here for 2 years I would like to share my experience:

PROs:
- The location is great. It's near the UN/Grand Central. It's safe and relatively quiet.
- the staff, generally, are nice and friendly (there is one PT doorman who is useless)

neutral:
- gym membership is cheap, but small, no ventilation and mold growing on the walls.

CONs:
- The condition of the main areas of the building are quite poor.
- The elevators have a tendency to break down
- residential unit hallways have old and dirty carpet, scratched up and dingy hallway walls (hasn't been repainted in years), and poor dim lighting.
- roach problem persists in the building
- when it comes to rent increases, like most buildings - they try and screw around with you (every landlord does this though).
- Stingy - Unless the weather is extremely warm/hot, management is reluctant to turn on the a/c (in the lobby and elevators) to try and save money. This is to the detriment of its tenants and employees
- many aspects of this building need an update: laundry room, hallways and etc.

All in all, I love the location b/c it's close to work... but the poor maintenance makes the building quite depressing. For those with rent controlled units, it's great. Everyone else, I'm not sure if it's worth it.

I've lived in the sister building at 310 East 44th Street for 18 years and I don't concur at all with this person's observations. For one, there are no apartments with central air conditioning, so I don't know what she's talking about in this regard. In my experience the hallways are always well lit and clean. It is a pre-war building so some of the plumbing and fixtures are old, but well maintained. The laundry room is almost brand new. Overall it sounds like she has an ax to grind with the landlord.

1. You have a rent stabilized unit. Clearly you have a very sweet rent deal, which is great for you. 2. The air conditioning comment is in regards to the main areas (elevators, lobby). 3. The 307 laundry room is far from renovated. 4. You stated you live in 310; my review is of 307. While your building may be great - mine (unfortunately) isn't. Overall it sounds like you are making a bunch of assumptions. So unless you move to 307, you are making invalid commentary.

The condition of the main areas of the building are quite poor I live at 307 for 1 1/2 years and I do not think the common areas are all that bad. The lobby is beautiful. There are 3 elevators and i have not seen a time where at least 2 of them are working. Have not seen a roach infestation. The laundry is fine, and at least its on the main floor instead of the basement!. Its not depressing, its a 90 YEAR OLD BUILDING. As far as the gym, the equipment is up to date and the room does not smell moldy or musty, so considering how DIRT cheap the membership is, i think its hard to complain. Valet service at 307 is excellent.
