Although the building has a great location - it's close to subways, trendy restaurants and Central Park - stay away, actually run. In fact, if your broker says it'll be finished soon, fire them, it's not true. YOU CAN RELY ON NOTHING IN THIS BUILDING.

My experience (yes, I live here and I know first hand) has been that the building's management lies about everything and lacks accountbility; the only thing they seem to care about is money. Here are some facts:

- The hallways look like a crack house. They said and will say that they'll be refinished soon - but it's a boldface lie. They have plans to centralize the AC and will need to do all kinds of duct work. That means that the ceiling will be torn out and refit. Deductive reasoning dictates that the walls and carpeting will have to wait because of such.
- There is no 24 hr maintainance person on duty. The lease says that there is but the truth is that the person the management names lives in Brooklyn and not onsite.
- There is no security other than a door man on the 70th street entrance - there are 3 other entrances to the building that most of the tenants don't know about and there are people found wandering the halls of the building all of the time.
- There are apartments rented out as hotel rooms - this is illegal in NYC.
- There are business' run out of about 20% apartments.
- The bulding has been under construction for the entire year and at times the dust is unbearable.
- The building has done asbestos removal from a few of the apartments without serving notification to any of the tenants.
- They are altering the foundation of the buiding and some of the floors are beginning to droop and slope.
- The gas was turned off by Con Edison for almost a full month because they were caught altering the pipes.
- They have been caught in apartments without authorization and for non emergency work.
- The "gym" is pathetic at best.
- They put nothing in writing.

It may be wise to spend your money elsewhere.
