GREEDY Mgt, VERY DARK apts ATOMIC NOISE = PAINFUL MISTAKE

Here's the Bottomline on this lovely, huge landmark building. I moved in here 8 months after 9/11, there were only 3 people living in my wing. They CHARGE $150 to move in/out!! The LMRC allowed the greedy landlords to RAISE the rent 10% on the second year, yet you couldn't qualify for the grant unless one signed a 2 yr. lease. Then the IRS taxes the grant as income. The whole Grant issue was an honest Scam. Foul play indeed. The apts. are VERY dark, I mean VERY (very high light bills!) - you have to be on the 20th floor or higher to get ANY light. There is VERY LOUD construction noise (due to the narrow streets in old downtown & tall, close knit bldgs)from new/renovated towers on ALL sides of this property!, constant infastructure rebuilding (still from 9/11! & security measures)sometimes till 1:30am then construction blast off at 7am abruptly. Plus there are 150 union members striking for the last 7 months making Incredible noise (banging, yelling, slamming,whistles,etc.) All three of the noise problems generate ATOMIC amounts of noise. They only show atps. here after 3:30 when construction ends, clever. The Greedy mgt. has not done one iota to soothe the tenants here, they don't care. They should be reducing rent by $300-$500 like many landlords have in Times Sq. when several towers went up simultaniously causing hellish living conditions. My 2 yrs. are up and I'm moving, they actually had the nerve to Raise the rent. The Exchange is a painful mistake. Worse, we just noticed the place is Literally a Firetrap: NO FIRE ALARMS ANYWHERE!!!!, NO EXTINGUISHERS ANYWHERE!!!!, NO EMERGENCY LIGHTING, NO SPRINKLERS, They have taken no fire prevention measures...several of us have spoken to RE lawyers and welcome to the landmark loopholes of NY. The Exchange is a Deathtrap. The roofdeck is a joke: a few chases-half are falling apart & some pots w/ weeds growing in them and toms of cig. butts everywhere - lovely view though. Lots of that construction dust EVERYWHERE in this property: easy to see it in the hallways where the vaccuum doesn't get and your white socks in your apt. will be dark in an half an hour, no kidding. the palnts in the entrance have always been cheap, scraggly & half dead in cheap containers - poor impression. It's the Lobby that sells this blg. is Stunning!! the desk help is mostly great. the back office is full of attitude. Overall The Exchange is an ignorant foolish choice, and a true firetrap. Stay far away.
