Beautiful Building, Vicious Management, Bad Neighbors, and NOISE!

The building is a beautifully kept older building, but it's very dark and dirty from nearby construction.

Dirt seems to have made it into the ventilation.

Lobby staff are friendly.

However, the worst aspect of the building is the management and leasing staff.

They are absolutely HORRIBLE to deal with.

Consistently nasty, inconsiderate, and totally unreliable.
The neighboring building at 45 Wall seems to be a college fraternity house with extremely loud noise often carrying on late into the night.

Construction noise and incessant jackhammering has been unnerving to live with.
The police checkpoints make getting car/airport services next to impossible.

Drivers can't/won't find the building.

Major pain for travel.
