Gateway Plaza is great value for the money. At the rate I pay, I have yet to find a more well-kept, quiet, spacious, clean and (relatively) modern accommodations in a Manhattan neighborhood appropriate for families or urban professionals. The views can be specutalor, and the serenity of the esplanade is unparalleled. It is very pet friendly, and my neighbors never create any disturbances. With that said, I have experienced some real downsides to Gateway Plaza. The electricity bill can add hundreds of dollars to your rent, especially in the winter and summer months. The elevators are appalling slow -- it is not uncommon to wait up to 5-10 mins for an elevator -- and they often malfunction, making matters worse. Some of the doorstaff are not merely inattentive (and let anyone walk into the building without being announced - a security concern for sure) but downright rude (One of the doormen gruffly told me it was my responsibility to introduce myself to him; and another refuses to acknowledge any person, prefering to stare down at his newspaper the whole time). Perhaps most annoying is that the closest subway is a 10 mins walk on a good day, excluding the 5-10 mins wait for an elevator. But if you're willing to tolerate these inconveniences, as I am, you can't get much better value for your money.
