Good value with great views

We have lived in a 1 bedroom apartment in Gateway Plaza building 400 for 4 years and love our apartment with its amazing views of the River Hudson and North Cove Harbor. When we first looked at 12 apartments around this area, Gateway offered twice as much apartment at a lower rent. Ok it doesn't have the fancy reception and is pretty dated, but we would rather have a large apartment at reasonable rent, we now pay aprox $2400, with great views, safe and secure, gym (extra), laundry pickup, direct access to riverside, etc
Things we found of high importance to us:
We like to focus on the many things it does have rather than not have.
- Walls are thick, so can not hear neighbours and they can not hear us.
Pretty quite from outside, No street traffic noise, only river and air traffic
- Spacious apartment is light and airy with dark wooden floors, as plenty of opportunity to decorate as you like and ample space for living and dining area.
Secure and safe area
Surrounded by the most beautiful views of the river, boats in harbour and park, have direct riverside access to a well kept landscape park. Walks/cycle alongside the river. We have a small dog so use the river walks everyday.
Convenient access to main subways - uptown express 4 & 5 for work, and many others. Cabs always lined up outside Gateway Plaza - just allow a extra time at peak times.
- We love the summers and prefer not to use air conditioning, being able to have our windows safely open with a slight breeze from the river all summer is a real pleasure. Sitting and picnicking outside after work and weekends is very convenient. The winters are cold so we bought an extra oil heater/radiator which we makes a big difference.
Tribeca is a quick cab ride away with great bars and restaurants and a recently opened Wholefoods, and we often walk to Soho at weekends.
- We have had friends move here and also love it.

Were you able to negotiate your rent down? It appears you did since you're only paying $2400. If so, was Heller willing to play ball or was he frustrating? Also, if you don't mind, what was your initial rent and when did you renew? Thanks, Fellow Gateway Tenant
