Nice apartment in a crappy building

As the other reviews make clear, these three ugly brick high-rises along Greenwich Street were part of government-assisted housing programs until a few years ago. The new owner opted out of those programs and is gut-renovating the apartments as they become available, then marketing them as "luxury" apartments to new tenants with the means to pay the market rate.
As the buildings are in Tribeca, now the most expensive area in New York City (and one with relatively few large rental buildings), those market rates are, unsurprisingly, very high. One-bedrooms go for $3800-4100/month, while two-bedrooms are priced at $4600-5000/month. These prices are not totally unreasonable, considering that the newly renovated apartments are quite large for New York standards and have beautiful hardwood floors, marble countertops, washer-dryers, dishwashers, stainless-steel kitchen appliances, nicely tiled bathrooms, and large terraces with amazing views. The buildings are kept clean, and I have never had a problem with pests here. However, prospective tenants should be aware that living in these buildings will not be a "luxury" experience. The renovations to the apartment, though superficially appealing, are already starting to show some wear after just a few months. The construction of the building seems cheap; I can hear my upstairs neighbor walking around, moving chairs, setting things down, etc. Perhaps due to insufficient window insulation, the street noise is quite loud, even on a high floor. One or two of the four elevators are often out of service, leading to long waits in a 39-story building. The building has no gym, roof deck, or other amenities that really should be provided at this price point. And, to put it in the most delicate way possible, the diverse income levels of the building tenants can lead to... tension.
In sum, living here won't be the worst experience you've ever had, but you are likely to feel somewhat cheated out of the "luxury" experience you were promised. (It is telling that brokers working for the management company do not give out the address of the buildings in advance, so prospective tenants are not able to do research before seeing an apartment and being forced to choose right away whether to make a $500 deposit on it. They are, no doubt, afraid that prospective tenants will find the the numerous websites revealing the problems of the buildings and move somewhere else.) If you are reading this, it may be too late for you. But if not, you are better off going across the West Side Highway to Tribeca Pointe or Tribeca Park (or anywhere else in Battery Park City, for that matter), or a few blocks east to 111 Worth or 88 Leonard. Those buildings aren't in "prime" Tribeca, despite what dishonest brokers may tell you in their ads, but you'll definitely get more for your money.
