Ok, but better nearby

The building is simply not worth the price.
- quite far from subways (good 15 min walk)
- no pool, gym costs extra per person
- no luxury finishes (granite countertops, stainless steel appliances, quality flooring or cabinets, etc.)
- no roof deck
- laundry facilities constantly in disrepair and closes at night
- group home (mentally challenged) on 2 floors that sometimes pester other tenants
- water pumps constantly go out, meaning no water frequently on upper floors
The landlord is completely out of touch with the real estate market. Half a dozen newer, larger, more luxurious, and more convenient buildings have units going for $200-300 less than the price floor at New Gotham, and $500-700 less than the New Gotham initially offers.
All that being said, it's a good home, and there is a lot less to worry about than most housing in NYC. However, there is DEFINITELY better out there without hardly looking.
