Park Towers South Management is lousy

I lived for almost 4 years in the 50th floor on 124 W 60th St building. At the time of move in ( 4390 $ a month) I was offered a two year lease with no rent increase within this period and also only had to pay for 22,5 months rather than for 24 months. I liked this kind of deal. After the two years were up they increased the rent by a whopping 500 $ a month. One year later another increase of 500 !!! $. However I was able to talk them down to 400 $ increase. In my last year I paid 5,390.00 $ for a 2 BR apartment.
Pros:
The view of from my 2 balcony east-side apartment is probably the best (exept from the penthouse) that this building has to offer. So I was very happy with that. This and the extraordinary location is what kept me from moving out earlier.
One more positive thing to mention are the very friendly doormen and concierges. Everything else beside what I mentioned above is more or less disastrous in this building.
Cons:
The building itself is lacking any insulation and in wintertime the blowing wind will put out a lit candle if you are holding it next to the balcony door frame inside your apartment. Imagine what the summer heat does to your apartment. The central heat is controlled by the management and will come on in October each year thru usually April. Heat will be on regardless of outdoor temperature, be prepared for the worst. You can't turn it off. The heatler elements itself are hopelessly outdated, loud, inefficient and a environmental desaster. Such are the window frames ( alumininum with drilled in holes from former tenants and double pane glass ) You will have to pay a premium for having your windows cleaned by a service contractor.
The wooden floor is laid out without grouts. In summertime the heat and humidity lets the wood expand and create an uplift where the glue isn't strong enough to make them stick to the floor. This will cause replacement tiles necessary, which in turn have a different color once they are put in. My apartment floor looked like patchwork after three summers. All cabinets are still originals from about 20 years ago when they were put in. They are noisy and hard to close. However they are very spacious. Light fixture never underwent any upgrades ever when they were put in. My kitchen had new appliances, nothing to complain about but the cabinets need to be replaced. Bathroom are of an absolute minimum standard. Urgently needs to be remodeled. Bathrooms have no windows. Occasionally, toilets are getting clogged up. Had my bathroom flooded twice during rental period.
Apartments have no doorbells and doors are " very drafty ". A few remarks about noise. I experienced no serious noise problems with my neighbors, just occasionally I heard party noise etc. However, Ninth Avenue is a major traffic road into Lincoln Tunnel. So expect heavy trucks blowing their horns DAY AND NIGHTS. On top of that yPark Towers South is in the immediate neigbourhood of two hospitals. Expect never ending sirene noise of ambulances at any time of the day ( and night). It will drive you nuts over time. If this is not enough, NYPD does regualar vehicle escorting drills next to Lincoln Center. They line up some 80 police cars with their sirens on and practicing their escorting drills.
Management in Park Towers South is certainly one of a kind. They really don't seem to care about anything else then getting the paychecks of their tenants in. None of my written requests I have addressed towards them have ever been answered, not even over the phone. They are so careless that they will even let you move out without anyone of the management being present at the time of move out. Would you do this if you were the landlord and holding a 5,400.00 $ deposit against your tenant' How can anyone proof the condition of the apartment at the time of move out' It also took the management 45-60 days to return my deposit to me - if they find everything with your apartment had been ok at the time of move-out. When my deposit eventually was returned to me, not a single word of a"Thank You" note was attached. Just the plain check that's it. Not to mention that over a period of almost 4 years my total rental fees added up to more than 211,000.00 $ -- Thank you Park Towers South - but I have enough of you and everyone should read about this.
