I have lived in the building for three years now (1BR). While the lure of the balcony and pet-friendly building was the driving force behind signing the lease, there are some elements to be leary of before deciding to move here.
First, there's the noise level. Even though I am 30 floors up, the sounds of the city permeate the walls. It's almost as if the windows don't exist. Being right near the Lincoln Tunnel, you hear every car horn honking, every siren, every thump-thump from trucks, as if you were on the street level. It's rediculously loud! I can't watch TV with the living window or the balcony door open.
Second, there is the price. When I first moved in, they offered a great consession, but when my 2 year lease was up, they would only renew for a yearly agreement and they raised my rent $500. That's not an exageration; it's frightening!
Third, the "services" that they provide aren't really speacial. They speak to having a roof sundeck, but there are no chairs, chaizes, or tables. It's just a cement roof. They rarely clean the hallways and / or mop the trash rooms on each floor. The valet is only open until 7:00 PM, which means if you work normal NYC hours, you can't get your packages until the weekend. The business center (which is a nice benefit) is not monitored, so printer and copier toner and paper supplised are consantly out. If the office isn't open, you can't get more. The laundry room is always linty and they don't seem to fully clean it (except for mopping it) often. What ever happened to wiping out the wash basins'
Fourth, they have made "improvements" over the last few months. They painted the mail room, then repainted, then repainted it again. They put the ugliest rubberized flooring in the mailroom. They replaced stinky elevator carpet with tiles (hooray!). The elminated the tenant 'storage' area (although when I moved in I was not able to use it becuase it was too full). They have very minimal bike storage. They don't hose down the sidewalk in the front of the building eventhough that is where all the garbage bags are placed before pick up.
Fifth, it's a great place for dogs! My dog loves it having tons of friends in the buidling and having the balcony.
Sixth, they tend to treat new tenents better than longer-term tenents. They don't seem to want people to stay with them for a long time. It's almost as if they want you there for two years and then move out so that they get higher rent from someone else.
I would recommend you look elsewhere.
