Great size to apartment, but rent increases have been out of control considering amenities

Years at this apartment: 2003 - 2007
We will be moving out after the 2nd straight year of roughly 15% rent increases. I moved in at $2025 in 2003. Last year, my rent went from $2170 to $2425 and our renewal offer this year is for $2825 for one year, $3025 for a two year.
We have an elevator that's had a ripped off panel for over 4 months, a consistently filthy laundry area, recycling that isn't emptied often enough, and paper thin walls and ceilings. For that price, we can find a better.
EDIT: And we did find better, so a big thank you to Stuy Town management. We found an apartment closer to work, closer to a few of the major subways, with a terrace, part time doorman, and completely gut renovated for a few hundred less than their offer. I hope it takes months to find a new tenant for my soon to be vacated apartment.
Oh, and to add to it, it's going to take them nearly as long to return my deposit (2 months rent) as they gave me to find a new home.
And the elevator panel still isn't fixed...
