great building, terrible management, expensive

I have lived in this building since its opening and love the clean, green apartment, the large windows with river views, the roof deck, the access to Riverside Park. The A/C units are a disaster as they switch on/off with a very loud click and run loud, there is no switch for heat/cold so you can get it heating your unit on a hot day and vice versa. The air flow in the building also seems faulty in that if you have a smoker on the floor the smoke fills the corridor and enters everyone else's apartment. Not so great for a "green" building. A new management company took over and that's when the good management ended. This team doesn't respond to communications, loses papers you've submitted, and basically doesn't seem to know how to act professionally. But the service team is really good here (they didn't change when the management changed). I think the prices for apartments are exorbitant. Though it is rent-stabilized it still goes up every year by 8 percent. The person who said it was cheap apparently got it on the 80/20 program so they are only paying a small fraction of the regular rent. It is theoretically quiet on the upper floors but there is so much construction nearby that there's quite a lot of construction noise (new high rise construction that goes on for years at a time).

very good analysis. especially about the ventilation and a/c problems. some of the smells coming in from the hallway, especially cigarette smoke, make the apartments uninhabitable. i'd also add that the location although walking distance from Columbus Circle seems close to things but it really isn't. you'll end up taking tons of cabs.
