Although marketed as a luxury rental building, it is far from luxurious. It was built in typical mass-market fashion -- cheap materials, thin walls, windows that barely dampen the winter drafts. Even more amazing, the building only has two elevators, and one is regularly being used by people moving in/out or maintenance staff. Incredibly residents often have to wait ten minutes for an elevator and pray that it isn't already filled.
With the recent takeover by Archstone-Smith, the building has been undergoing renovations. Replacing perfectly fine carpeting hardly qualifies as an upgrade. But Archstone did dramatically improve the fitness room and the roof-deck access. yet they can't seem to get the cable tv to work on the gym's cardio machines (all came with tv screens but only some get pictures) and the rent hikes have been exorbitant (20%'!!).
The maintenance staff continues to be excellent -- generally responsive and hard working. But the management tends to be irresponsive and arrogant; afterall, they're a multi-million dollar publicly traded company, so why would they care what residents want... if you don't like their new rules they'll show you the door. hardly the warm, nurturing "community" that they market themselves as.
As for location, it's hard to beat. One long block from Central Park (and the CPW subway lines) and just 2.5 blocks from Broadway. There are still plenty of young families in the neighborhood, but with price hikes like we've seen, it's hard to see how any families, let alone young professionals will be able to stay here long.
