The adjoining Mormon Church owns this entire rental building. That alone isn't a reason to stay away, but the influence of the Mormon Church is increasingly being felt in daily life here. The Church now has many out-of-town guests (executives, missionaries) staying in the apartments as if it's a hotel (they keep many units for this purpose). This lends a distinctively non-New York feel when you are in the elevator. (For example, people from Utah are always asking what it's like to live in New York City.) They also go nuts during Christmas, with overboard trees, wreaths and the like. You are paying a premium for location, but beware the relative dearth of nearby drug stores, restaurants and food stores due to the proximity to Lincoln Center and ABC (which both eat up chunks of nearby real estate). Great access to Central Park, and the area is very clean and patrolled by BID security, so it's extraordinary safe-feeling. The building amenities are quite minimal, though the common roof deck overlooking Central Park is impressive. The doormen and valet are great and very nice. It's a decent building if you want to live in this location and don't mind some of the quirks.

I think you wrong about the quirks. So they like christmas whats the big deal? I have lived in this building for 4 years and I have never had someone approach me and ask me what it's like to live in the city. I do thoough agree with all the good things. AI love this building. It is fantastic!
